How to Flip Houses - Five Steps to Success

Let this video be your introduction into the world of house flipping by sharing the 5 steps you need to follow in order to find success as a house flipper. Transcription: Hey this is Brandon with Biggerpockets.com and today I'm going to show you how you can flip houses in 5 easy steps for fun and for profit. Alright! So you want to start flipping houses. I don't blame you. Flipping houses can be fun, exciting, and inspirational, and very dangerous if you don't do it right. I really don't want you to crash and burn with your real estate flipping. So let me show you the five steps that I follow when I flip a house. Step # 1: Plan What kind of house are you going to flip? Where are you going flip at? And, how are you exactly going to complete it? These are all really important questions that you need to answer for yourself before you start house shopping. You need to determine where people in your community are buying houses and start there. Also, what kind of properties are people buying? Three bedrooms? Big garage? Basement? Until you answer these questions and formulate a plan don't jump into a house flip. Step # 2: Get your Financing Figured out How are you going to pay for this flip? Because, most bands don't like funding flips, so, if you don't have the cash you may need to get creative. One of the common methods used to fund a flip is the hard money lender. And if you plan on using the hard money lender, you better start looking for them right now and talking with them, building that relationship. If you don't know any hard lenders in your area, you can find them for free in your state by visiting biggerpockets hard money lender directory by clicking this link right here or you could watch a video I made on how to find a hard money lender by clicking this link right here. Alright let's move on to step # 3: Buy smart When it comes the time to buy a property not any old property is going to cut it. You've got to buy smart. An easy tool to use is called the 70 percent rule. And basically, it goes like this: First, figure out how much the house will actually sell for once it all fixed up. You might want to talk to a realtor for this. Multiply the number by 70 percent. So, track out your repairs, and badabing badaboom you got an estimate on the price you can pay. So take some time and actually do the numbers and make sure it works. And be conservative in your estimates. If you think it would sell between 140 and 160, go with 130 and then double your repair cost and then double your timeline. Trust me. If you want real comfortable and knowing exactly how much it cost to fix up a property then make sure you pick up a copy of biggerpockets presents the book on estimated rehab cost, which comes free when you buy the bigger pockets presents the book on flipping houses -- also an amazing book. Alright moving on, Step # 4: It's time to step remodeling the home If you plan to do all the work yourself (and I don't recommend it) you better get started. But instead you probably are going to higher some contractors. Get to really make sure that the contracts are licensed, bonded, and insured. And you got to manage your flip like a business not a hobby. So have rules , systems, budget, and schedules to make sure everything runs smoothly. Finally Step #5: Sell that flip Make sure you price your house so quickly, in other words don't be greedy. You want that house to sell as fast as possible. You may want to also consider staging your house. Which means decorating them with flowers, furniture, painting, rugs, flowers, whatever you can to make it look "oh so cute." So hopefully, if you had a great plan, with conservative with your numbers, manage your flip effectively and sold it quickly. How to Buy a Rental Property in the Next 90 Days

I was sitting down for dinner with a friend the other night and he said to me "Brandon, I want to buy my first property but there is so much information out there. I just want to see the whole process, neatly outlined, so I know my step by step plan." And I thought "Isn't' that we all want when learning something new? We want to see the whole picture, not just broken up parts. Today I want to help you do just that -- learn the step by step process for getting your first rental property in the next 90 days. For those of you who like something tangible to look at, at the end of this post I'll show you where you can download a free 1-page PDF summary of this process- neat and clean, just like my buddy ordered. Alright, let's get started. Step one: Get Pre-Approved. Unless you plan on paying cash (which would be great) you are going to need a pre-approval letter from the bank or other lender. We start with this step because I don't want you wasting time only to find out you can't afford it. Your lender will help you know exactly how much cash you'll need. Step Two: Get in Touch With a Real Estate Agent. Don't just call the name on the park bench by your house. Look for an agent who is willing to spend the time needed to help you get the perfect deal. Get recommendations from others and pick someone you get along great with. The best part is, a real estate agent is paid by the seller- so it's free for you to use one! Step Three: Define What You are Looking For. Let your agent know exactly what kind of property you are interested in. If it's a duplex, you don't want to waste time looking at single family homes. And vise versa. Step Four: Start Looking Yes, you'll actually need to spend some afternoons with your real estate agent looking at potential properties. And like dating, the more you look at, the better you'll recognize "The right one" when it comes along. Don't be afraid of looking at properties that might need a little TLC, but don't get in over your head either. Once you find the right one, you'll need to do Step Five, which is Step Five: Do The Math A rental property is only as strong as it's math. (yes, you should Tweet that) Run the numbers and make sure it pencils out. Be conservative, and be sure to plan for property management, vacancy, repairs, and more. I'd recommend running the numbers through a good property analysis tool, like The BiggerPockets Rental Property Calculator to make sure you are looking at all the facts and figures. Moving On Step Six: Make an Offer Okay repeat after me: I WILL NOT OVERPAY Negotiate with the seller and stick to your math from step 5. You might go back and forth a few times, and you might even lose the deal and have to start over. But whatever you do ... Do Not Overpay. Soon enough you'll get an offer accepted and you'll be ready to move on to Step Seven: Do Your Due Diligence At this point, you want to make sure there are no hidden surprises at the property. Hire a property inspector to walk through every inch of the property looking for potential problems. If you find any, either : suck it up if it's not too bad, ask the seller to fix it if it is bad, and if it's really bad -- walk away. During this time your agent will help you shuffle the correct paperwork between them, your lender, and your title company. Step 8: Close on the Property It's been a journey, but finally you are ready to close. You'll show up to the Title Company (or attorney) and they'll take care of the rest. You might even get some chocolate at the front desk! Once the title and deed are recorded at the county, you'll get the keys and be the proud owner of your very own rental property! Now comes the fun part -- managing your properties. And for tips on that, you'll have to wait for another blog post! How To Use A HELOC To Buy Real Estate
In this video, Brandon Turner shares how to use a HELOC (home equity line of credit) to fund your next real estate investment! A home equity line of credit, popularly known as a HELOC, is what people can use if they have already purchased a home and have some equity tied up in it. For example, if someone purchases a home for $100,000 with an $80,000 loan and has paid down the loan to $60,000—all while the house has appreciated to $120,000, then the owner can take out a HELOC to tap into the $60,000 of equity they have on the property ($120,000 value minus the $60,000 loan outstanding). They can then use this for a down payment. Pros - It’s a cheap financing option in terms of interest rates and closing costs. - You can pay it off whenever you like. You pay on the outstanding balance, not the entire HELOC. Cons: - You are losing the equity in your original home and increasing the cost to retain it. - Most HELOCs have adjustable rates. This does not allow you to easily predict your financing costs. Strategy A HELOC is a great way to jump start your real estate investing if you’ve already purchased a house and have significant equity in it. This is a great financing option for almost any strategy. You can use it as a down payment for buy and holds, for rehab costs on a fix and flip, or a combination of the two.
