How to Buy a Rental Property in the Next 90 Days

I was sitting down for dinner with a friend the other night and he said to me "Brandon, I want to buy my first property but there is so much information out there. I just want to see the whole process, neatly outlined, so I know my step by step plan." And I thought "Isn't' that we all want when learning something new? We want to see the whole picture, not just broken up parts. Today I want to help you do just that -- learn the step by step process for getting your first rental property in the next 90 days. For those of you who like something tangible to look at, at the end of this post I'll show you where you can download a free 1-page PDF summary of this process- neat and clean, just like my buddy ordered. Alright, let's get started. Step one: Get Pre-Approved. Unless you plan on paying cash (which would be great) you are going to need a pre-approval letter from the bank or other lender. We start with this step because I don't want you wasting time only to find out you can't afford it. Your lender will help you know exactly how much cash you'll need. Step Two: Get in Touch With a Real Estate Agent. Don't just call the name on the park bench by your house. Look for an agent who is willing to spend the time needed to help you get the perfect deal. Get recommendations from others and pick someone you get along great with. The best part is, a real estate agent is paid by the seller- so it's free for you to use one! Step Three: Define What You are Looking For. Let your agent know exactly what kind of property you are interested in. If it's a duplex, you don't want to waste time looking at single family homes. And vise versa. Step Four: Start Looking Yes, you'll actually need to spend some afternoons with your real estate agent looking at potential properties. And like dating, the more you look at, the better you'll recognize "The right one" when it comes along. Don't be afraid of looking at properties that might need a little TLC, but don't get in over your head either. Once you find the right one, you'll need to do Step Five, which is Step Five: Do The Math A rental property is only as strong as it's math. (yes, you should Tweet that) Run the numbers and make sure it pencils out. Be conservative, and be sure to plan for property management, vacancy, repairs, and more. I'd recommend running the numbers through a good property analysis tool, like The BiggerPockets Rental Property Calculator to make sure you are looking at all the facts and figures. Moving On Step Six: Make an Offer Okay repeat after me: I WILL NOT OVERPAY Negotiate with the seller and stick to your math from step 5. You might go back and forth a few times, and you might even lose the deal and have to start over. But whatever you do ... Do Not Overpay. Soon enough you'll get an offer accepted and you'll be ready to move on to Step Seven: Do Your Due Diligence At this point, you want to make sure there are no hidden surprises at the property. Hire a property inspector to walk through every inch of the property looking for potential problems. If you find any, either : suck it up if it's not too bad, ask the seller to fix it if it is bad, and if it's really bad -- walk away. During this time your agent will help you shuffle the correct paperwork between them, your lender, and your title company. Step 8: Close on the Property It's been a journey, but finally you are ready to close. You'll show up to the Title Company (or attorney) and they'll take care of the rest. You might even get some chocolate at the front desk! Once the title and deed are recorded at the county, you'll get the keys and be the proud owner of your very own rental property! Now comes the fun part -- managing your properties. And for tips on that, you'll have to wait for another blog post! Knowing the direction of the trend is critical; timing the entry of a trade into that trend is also important. This presentation on how to read forex charts is designed for beginner traders and experienced traders who are new to forex trading. It outlines a simple, proven approach to interpreting forex charts. Topics include: • How to read forex charts • How to identify trading opportunities • Using charts to determine currency price trends • Different ways to trade a specific currency pair Trading the trend Knowing how to read forex charts takes the guesswork out of price prediction. One simply follows the chart. Rather than predicting what will happen, you simply react to what is happening. The trend shows what is happening; only trade the strongest trends. A trader should be able to look at a forex chart from a distance and be able to identify the trend. The first step to setting up a chart to determine the trend and entry timing is to open a daily chart with 1-year of trading data. Then add 200-period simple moving averages. Finally, add your favorite technical indicators to time the entry into the trend. To determine the trend, look at price action. If price action is above the 200-days simple moving average, it's an uptrend. If the price action is below the 200-days simple moving average, it's a downtrend. If the price action has been making higher highs and higher lows, then again it's an uptrend. Similarly, a downtrend would have lower highs and lower lows. If a forex chart reads mixed or conflicting trends, then it's best to not trade until clarity returns. A good practice is to trade more than one currency pair. Apple's ticker symbol is DIS. Here's what a stock quote looks like. Depending on your brokerage firm, you will also have to pay a one-time commission fee for the trade, which will be about $7 - $10 dollars. That's it! You're done. The brokerage firm will execute your trade, and you will get a confirmation, usually later that day. Here are some guidelines to follow when you're buying stocks. 1. Only use funds that you've set aside for investing. While trading stocks is investing, not gambling, you'll need to understand and be comfortable with stock price fluctuation. In other words, don't invest money you need to live on. 2. Do your research. Don't feel pressured to make a stock trade until you're ready. Online brokerage firms will provide you with educational resources to help you make informed decisions. 3. Start small. You have to start somewhere, but you don't necessarily have to start with a $10,000 trade or with some Berkshire Hathaway stock. Warren Buffett had to start somewhere, and so do you. How Do I Contribute Money to My LLC? - All Up In Yo' Business
If you are starting a single-member LLC, or a multi-member LLC, there are two ways that you can give money to your LLC to use your own personal assets to capitalize your business: 1. As a member contribution. This is the easiest way to give money to your LLC. You just call any personal money or assets that you contribute to the LLC a “member contribution.” As opposed to a loan, where you have to document the loan and repay it to yourself according to its terms, you will basically earn back the contribution over time through distributions from your LLC. I made one mistake when I was starting my own single-member LLC that I want to warn you all about. What you should do whenever you are going to contribute your own money to the LLC is first deposit that money into your business bank account then make whatever purchases you need to out of that account. This all goes back to keeping that separation between you and your LLC which is so important to avoid the risks of the single-member LLC and piercing the corporate veil. I didn’t do that. Not really on purpose, but just because it didn’t occur to me to do that at the time. I had very few startup costs when I first started my business, so I was only contributing a little bit of money here and there. I didn’t have very much money to put into the business in the first place, so I didn’t want to open up a business bank account until I at least had my first client. I was just using my own money, out of my own personal accounts, to buy whatever I needed. If you’ve been doing it that way too, there’s no need to panic. If you ever get sued and someone tries to pierce the corporate veil, the fact that you paid for a few business expenses out of your personal account right when you were starting up probably isn’t going to be a major deciding factor. But it is probably a good idea to start doing it right sooner rather than later. In a multi-member LLC, members will make member contributions in exchange for their proportional membership interests. So let’s say, for example, Bill & Ted want to start a business and need $10,000 to do it. If they wanted to have 50/50 ownership of the business (which I wouldn’t recommend!), they would each make a $5,000 member contribution in exchange for a 50% membership interest. If Bill wanted to be the primary decision maker, on the other hand, he could contribute $6,000 for a 60% controlling membership interest and Ted could contribute $4,000 for a 40% membership interest. Since member contributions affect a member’s ownership, it is much more common in a multi-member LLC for a member to make a loan to the business (which wouldn’t affect the % ownership) than it is in a single-member LLC. 2. As a loan. As I mentioned above, member loans are much more common in multi-member LLCs than single-member LLCs. This is because a loan will allow a member to put more money into the LLC without affecting his or her proportional membership interest. Side note: if a member is going to make a loan to a multi-member LLC, it is very important that the Operating Agreement of the LLC specify the order of debt payoff if the LLC dissolves. Typically the Operating Agreement will state that any outstanding debts to members will be paid after debts to other creditors. Whether to call a contribution in a single-member LLC a member contribution or a loan is really a personal choice. But if you do decide to call it a loan, it is very very important that you actually treat it as a loan from you to your business. This means drafting and abiding by a promissory note setting for the terms of the loan, the interest rate, repayment terms, etc. You would have to sign that promissory note twice: personally as the lender, and in your capacity as the business owner and the borrower. You also cannot put higher priority on your own loan if the business has other debts. In a nutshell, if you want to make a loan to your single-member LLC, the most important thing is to remember that you personally are loaning money to a separate business entity. We don’t raise money. A lot of people think, ‘I went to business school and business school says before you start a business you need to have a business plan because you’re going to invest a certain amount of money and you need to see how long it’s going to take before you get that money back.’ Joe: I understand that. I understand having a plan for going forward and doing things, but what you could do is you could emulate a plan that we know works. I have a plan, the “For Rent Method”, that works very well, and we have other things that we do as well, but the “For Rent Method” is a great one to get started with. It’s very easy, it doesn’t require cash and it doesn’t require any credit, so the first time you make money on it, you get an instant return on your business and you can start living on that almost immediately. Joe: It does cost you some money to learn how to do it and go through that process, although I give away so much free information on this blog that you can probably get all of this information for free. Or, you can buy my book on Amazon, “Automated Real Estate Investing” for $2.99 - just type in Joe Crump and you’ll see a couple of books. One of them is a green cover and one’s a red cover – buy the one with the red cover because that’s about automated real estate investing, so it’s very cheap to get going and it is a business plan in itself. It shows you what you need to do, i.e. step one, step two, step three, etc. – it teaches you step by step what needs to be done. Joe: I had a fellow come to me and say, ‘Joe, I need to create a business plan so that I can give this to my dad so that he’ll give me enough money to afford your business program.’ And I told him the same thing. I said, ‘We don’t really create business plans. It’s not really necessary. You don’t know where your business is going, so whatever you write down in your business plan…’ – I’ve talked to so many startup people, whether they’re in software, real estate or whatever business they have going that’s not a franchise (because franchises already have a step by step in place and don’t require business plans) and if you don’t have anything in place to start with, what you do is start taking action on things that seem reasonable to make money or you use a system like mine which is similar to a franchise where you already know what you need to do, and then you can grow from there. Joe: If you want to go off and do wholesaling deals, you can do that. If you want to do rehab deals, you can do that. I do all of those things as well. I have some students that do short sales, real estate agents especially, and they do them, which I find to be a pain in the butt, but I can see how they can be valuable. Joe: There have been times when I’ve built and done new construction that made sense. Most of the time right now, I don’t see that as making a lot of sense – the loan market is very tight, so I try to do things that don’t require any loans or any conventional lending or hard money or private investors, and if you can set up deals that do that, it’s going to be a lot easier for you to build a business and if you use a step by step plan that somebody else has already created, that’s also going to make it a lot easier. Nathan Birch: Well Ed, we've got a problem there and you've got the problem and the problem is that it's your mindset, mate. It's from my side I bought my first property when I was 18 year old and it's something that i never had a big income. My income at the time was like $35,000 a year. I think that the issue you might have here, I'll say it just in a very jovial and fun way is mindset thing. Don't think that the banks won’t lend you money to purchase a property and realize you dreams. The average lenders out there will lend to you. The main thing is that you've got a good lender behind you whether a bank manager or a finance manager at a bank or whether it a good mortgage broker that will be able to help you get that loan. INSTRUCTIONS: 1. progress the story to at least after Lifeinvader mission* and open LCN stocks 2. sort by % change 3. invest in worst negative % return (should be Lifeinvader but sometimes it works on other stocks) 4. instantly** sell (ignore the % return, even if it says you lost money, made money, or still says 0, it's wrong) 5. ???? 6. profit IMPORTANT: This glitch only works in the original versions of GTA5 on current-gen. Rockstar FIXED (read: REMOVED) this glitch in version update 1.04 (which is 1.20 for GTAO). For this to work, you MUST be on current-gen PS4 or Xbox One (no PC) using an earlier version of the game (versions 1.01-1.03 would work but you cannot update to them anymore). So, basically, it means you need an UN-UPDATED version of GTA5 on current-gen consoles -- if you update the game, this will NOT work. This video is not really a tutorial, either. Sorry =( This is the original live gameplay video showing when I discovered the glitch. It was the very 1st time I re-produced it. If you check the upload date, you can see it's 2 days after the game released; then, Rockstar patched the glitch 6 days later. But if you install (and don't update) the original GTA 5 current-gen version of the game, this glitch will FOREVER work and will always ALWAYS WORK. It's 100% guaranteed to work and repeatable IF you're using the original current-gen console version of the game. If it's NOT working for you, please try: THINGS TO TRY IF IT DOES NOT WORK: -make sure you're on PS4 or Xbox One -make sure your patch version is 1.05 or older (Rockstar fixed/removed this bug a few months after GTA V current-gen released) -make sure you're using Lifeinvader after it has crashed -- try progress the story past Fame or Shame so that Lifeinvader is 'crashed' but also now 'randomly recovering/fluctuating' --- the glitch doesn't always work if a stock is 'stuck crashing' ... it needs to be crashed to a very low negative return of probably over -70% but still be able to change (e.g. when you reload a save over and over and over, each time Lifeinvader will be a different 'crashed' value) *this video and all my attempts are done after Dead Man Walking but I've heard that it works earlier right after Heist 1 (on Trevor) or immediately after the Lifeinvader mission soon as the stock crashes. But if the glitch is NOT working for you, try to progress the mission story farther. **switching characters may help but isn't always required. ABOUT THE VIDEO: I apologize that the video is overly long and confusing. This was not expected to be a tutorial video and I did not expect anyone other than a few people at GTAForums or NeoGAF to see it. The video is the 1st time I re-produced the glitch. I actually noticed on day 1 crashed stocks seemed buggy but I didn't understand it yet. I kept experimenting casually after the 1st Heist, and then I discovered it. If you check the upload date of the video, it's barely even 2 days after the game released. It's the 1st video on Youtube showing the glitch. This video is the very first time I re-produced it. So, I quickly PS Shared it with some friends on a couple message boards. I didn't expect more than a few friends to see it. So, I apologize if it's unclear and I'm sorry if it's confusing or useless enough to anyone that they feel the need to Dislike the video. I didn't upload it to waste peoples time. My intention was just, 'Hey, I think I just found a stock market glitch, pretty sure I can reproduce it... check it out." Since then obviously the glitch was understood a bit better. Also, there are a few newer videos made by other people and those are really helpful tutorials. I think one of the other top search results is very clear and better presented, so if my video is too confusing, I recommend some of the others. Mine isn't really the same thing because this video isn't a tutorial -- it's almost like raw footage of the first time that the glitch was reproduced and uploaded to Youtube.
