If you’re self employed like me, a lender will ask for your last 2 years of tax returns and take the average income of those two years. Be ready for this! Step 3: TALK TO A LENDER FIRST BEFORE YOU DO ANYTHING. First, you’ll know EXACTLY what you can qualify for so you won’t waste your time. Secondly, if you find the right place, the lender already has all of your information so you can hit the ground running. And anytime you find a spot that’s worth buying, chances are, you’re competing with other people who want the exact same thing. So timeliness really, really matters here…the faster you are, the better the deal you can get. Step 4: BEGIN LOOKING AT PROPERTIES. This is really meant to be the fun part…look at EVERYTHING you possibly can within your price range. The reality is that 95% of properties just don’t make sense to purchase for an investment…they lose money. It’s also the reality that at a certain price, EVERYTHING makes a great investment - it’s really important to understand these numbers. Check the roof, the foundation, electrical, plumbing, if there are any leaks, bring in contractors for bids if it needs work…the more you do, the better. I have done all 4 ways in this video. And not only that, I've helped many of my students do exactly the same thing that I've done successfully. 0:50 The first step is to be open minded. So many people don't believe they can buy a house for no money, and this is the biggest obstacle for them. People have been buying businesses for years, using different types of agreements. So you can either not believe me, or you can take this information and use it to buy and invest in property in the UK. 1:15 The first way is Lease Option Agreement. This means you buy a property today but pay for it later. This means you can have a free loan to invest in the property in the UK for anywhere up to 5 years. And the beauty is that at the end of that 5 years, you don't have to buy the property. 2:15 The 2nd way is Property Investment Joint Ventures. This is where 2 people come together, each bringing 50% of value each and they do a joint venture together in the deal. When you're doing a Joint Venture, you both have to bring 50:50 Value, but you don't have to bring 50:50 Money! (Make sure to watch more here to see what you can bring to the deal beside cash) 3:45 You can't be successful in property investing with no money, no time, no creativity, no implementation, etc. You have to bring something to the table, especially in Joint Venture property investments. 4:00 The 3rd way is by using other people's money. If you know how to buy a property in the UK and get a 20% return on investment (ROI) and you know someone who has £100,000 sat in the bank doing nothing, this is the perfect opportunity for you to leverage that and invest in properties when you get a great return on investment like that. You give them a fixed return on their money, and you keep the rest for yourself. (Make sure to watch this section on the different places you can get money if you don't know someone who has money you can use) 5:25 the 4th way of buying a property is by buying the property, adding value to that property and then refinancing the property. You don't need much money to start with, as you can get a bridging loan. Some of my students are doing this very method right now to buy properties in the UK and are having great success with it. They're getting a bridging loan with strategies I give them, add value to the property, and then refinance with a different lender and pay off all the debt and they've got a property that they've put no money down for. I say this since most of you have never invested, not even once in your life. This $1000 amount should give you a massive advantage in whatever you do and begin the foundation to you making a lot more money. My FIRST piece of advice goes to all the business minded individuals out there.. I’d recommend using that $1000 to get you towards starting that business you want to do. Do you want to do something online but don’t have a computer capable of doing it? Buy a computer. Do you want to start a YouTube channel? Use the $1,000 and buy an HD camera and editing software. Use it to fuel your creativity, a great example of someone who did this is Jay Alvarrez. If you want to develop a website, use that money to start the website. The Shopify community is great space you can use to gauge how powerful this actually is. Want to start an app? Use that money to start an app, I personally know plenty of young people who started on apps and have had massive success. You are no different than them. Figure out what you want to do and see how you can invest your $1000 to make your business a reality. Even if it fails miserably and you lose your money, that $1000 mistake will be worth way more firsthand, than any college class could ever teach you. My SECOND piece of advice is for someone who has been thinking about investing in the stock market but doesn't want to deal with all the risk. In this case, I’d recommend a low-fee index fund, many of which I have mentioned on this channel. ETFs and Mutual funds with brokers such as Fidelity and Vanguard.. They have several funds with $1000 minimums that should get you set up with the start on investing long term.. You’ll also learn some background about index funds and diversification in long term investing. In about 40 years you'll be happy with the outcome. Warren Buffet is the man to look up to on how long term investing can benefit you in the long run. My THIRD piece of advice is for someone who has seen the Wolf of Wall Street wants to learn how to make it in the stock market and doesn’t mind putting their money in riskier investments because they want to get rich now rather than later in life. With that $1,000 you can trade individual stocks, either with a US stock broker or an offshore broker like SureTrader. You will learn information by trading that will benefit you the rest of your life. The downside is that you probably lose your money because you didn't educate yourself first, and you'll end up with the rest of them in the 90% fail rate category. BUT, it’ll be an amazing learning experience. My FOURTH and biggest piece of advice for anyone, no matter what you want to do, is to use that $1000 to invest in yourself. This will likely give you the highest return on investment out of all the things I just mentioned. Use it towards self-learning with great books such as this one, taking seminars, taking some courses, and expanding your knowledge about what you want to do. Investing in yourself is a good idea no matter how much money you have and would be the peak of what will generally get you the highest ROI. The whole purpose of this first $1000 should really just be to use it to get you started in whatever it is that you want to do. $1000 is not a lot in the bigger picture. However, $1000 should be enough to start moving you in the direction to begin making more money.. It’s not about maximizing your returns at this level, it’s about creating learning experiences at this level where losing it wouldn't impact you the same way losing tens of thousands would. The reality is that creating the type of rental property to the point where it’s passive income takes a LOT of work. But the work is, at times, still ongoing. Eventually you’ll have a vacancy. Eventually you’ll need to fix things up again. Nothing will last forever. Sure, you can get a property manager who’ll handle much of this for you - but you will need to do SOME work yourself, even if it’s as small as choosing between finishes or approving bids on work. It won’t be an insane amount of work, but it will be something. So yes, real estate CAN be fairly passive…but it’s not passive if you don’t put in the work UPFRONT. Second Expectation: In order to invest in real estate, you need to do the repairs yourself or be a good handyman. The reality is that I can’t do anything besides change a lightbulb. While I do know some landlords who do the work themselves to save the money, this is absolutely not a requirement - and depending on how much your time is worth, it’s often cheaper just to pay someone else to do it the right way. It’s also worth noting that since all these repairs are a write off, you can write off the costs against your income…but, if you do the work YOURSELF, you cannot deduct the cost of YOUR OWN LABOR. Third Expectation: It takes a lot of money to start. The reality is that it often takes 10%-25% down to begin investing in real estate. This COULD be a lot depending on your definition of “ a lot,” and also on your area. Buying a property in Los Angeles would be significantly more expensive than in Kentucky, for instance. Where one person might be able to buy a property for $20,000 down, someone else might need $200,000. Fourth Expectation is that it’s often like the TV shows. The Reality is that it’s NOTHING like what they portray on TV. Oftentimes those TV shows will be loosely scripted around creating drama and creating a show that’s actually interesting enough to watch all the way through. Every episode needs a goal, a problem that arises, a solution to that problem, and then a resolution at the end. The real life problems that come up just aren’t that exciting or interesting. It’s often boring and mundane. The fifth expectation is that you’ll make a lot of money investing in real estate. The reality is that oftentimes one property won’t make you rich. Most mom and pop landlords won’t make a lot early on, but as they scale up, they can earn a significant amount of money from a lot of smaller sources. This is how many landlords start making money, enough to quit their jobs and invest in real estate full time. It’s growing your portfolio over one or two DECADES and accumulating those properties that might make you only $900 a month….but buy one of those every 18 months, and in 15 years you’re making $9000 per MONTH. That’s how most landlords make their money, and make a LOT of it. But the beginning will be slow and frustrating until you begin adding more and more to your portfolio. In terms of where to invest, it really comes down to one of two choices: Do you have TIME? Are you ok with RISK? Now the reality is that if you have NO time and a don’t care about how high risk it is, you just want a chance at doubling it… go and put it on the Roulette table. On the other hand, if you have some TIME and DON’T want to risk losing all of your money in a matter of seconds, you need to be more strategic with what you decide to invest. All investments fall in these four categories: HIGH RISK / HIGH RETURN HIGH RISK / LOW RETURN LOW RISK / HIGH RETURN LOW RISK / LOW RETURN Given this, the first thing you need to ask yourself is how much RISK you’re willing to take to double your money? Are you okay with potentially losing money in an effort to double it? Are you OK taking a short term loss? Or do you have all the time in the world to nearly GUARANTEE you can double it in a reasonable time? First of all, if you want a fairly safe way to double your money because you have TIME… it’s as simple as Compound Interest and Waiting. And that is what’s called The Rule of 72. The Rule of 72 is an easy calculation to determine how long it’ll take you to double your money. You simply divide the number 72 by the expected return of your investment and THAT is how many years it’ll take to double. If you generally want to achieve a return HIGHER than what the overall market returns, which is averaged around 7-9% annually long term, you’ll either need to make RISKIER investments to aim for a higher return, OR invest your own time to speed up the process. If you’re the type who’s okay making some riskier moves, you might want to make some speculative investments in cryptocurrencies, Forex, penny stocks, individual stocks, or maybe you day trade stocks on margin…but remember, it’s VERY easy to lose money just as easily as you can MAKE money. If you don’t take the you’ve gotta compensate for that by WORKING to double your money, instead. For instance, consider flipping items on Craigslist or eBay. If you have more money, steady income, good credit, and the time to learn the business - I’ve seen many real estate investments where you can double your money within 3-6 months. But other options here can be using this to start a business. So if you plan to go this route, you can ABSOLUTELY find some great ways to double your money within a year by doing most of the work yourself…but you have to be prepared to WORK, because that’s the only factor that will replace RISK for a high return. And that’s how you can double your money! Investing in your 20s is the best...I repeat...BEST thing you can do to set yourself up for success. When I was 20 years old, I was broke. I didn't know anything about investing, I didn’t know what a mutual fund was, I didn’t know how to invest in the stock market, I barely had $100 to my name. By the end of my 20’s I had paid off all of my debt, I was investing in a 401K, I had maxed out my Roth IRA, I was on top of the investment world. I had it all figured out. How did I do this? I found the 7 rules to investing in your 20s. Most people assumed that since I was a finance major I should know about investing. The truth is they didn’t teach you that in college. When I started my career, I didn’t know how to invest. But I got real world experience and knowledge when I started my career as a financial advisor. I started investing with as little as $25/month. I should have started with more, but I felt good with what I was doing. Those first mutual fund investments taught me how to get started in my 20s. So let’s take a look at those 7 Rules: ➡️ 1. Just freaking start [2:40] - It doesn’t matter where you start investing - just START somewhere. ➡️ 2. Respect compounding interest [5:28] - Many people do not understand or appreciate the power of compounding interest. Let’s look at an example at 20 yrs. old investing $300/month with 8% return - you will have a one million dollars by the time you are 60. 💰 At 30 yrs. Old with the same investment you will have $440,445. ➡️ 3. Uncover those golden eggs [7:03] - When it comes to investing you only know what you know. Until you actually start investing you are not going to know what is out there. ➡️ 4. Choose tax-free status [8:38] - This contradicts what Dave Ramsey will tell you. I suggest that you start with the Roth IRA vs. the 401K. With a Roth IRA, you have to open your account and choose your investments (you will learn more). ➡️ 5. Invest in your number 1 Asset [10:20] - That number one asset is YOU. Invest in yourself. You can start this by reading books, attending conferences, etc. ➡️ 6. Understand the power of the side hustle [12:35] - Do you want to be in control of your future? That is what the side hustle can give you. It doesn’t happen overnight, but with work it will happen. ➡️ 7. Do what the wealthy do [13:58] - When you start in your 20s this might be tough but one way I started was opening a self-directed retirement account. The wealthy invest in real estate. 🏠🏠 You can do this with real estate notes or a platform like Fundrise. It doesn’t matter where you are in your investment journey. Today’s video will show you how to open an M1 Finance account and get started with as little as $100 to start building wealth. ▶︎▶︎You can open your free account by using this link (aff): ✅https://jeffrose.com/mm1 One of the most requested videos that you have been want me to do is to review different platforms or investment applications. I am going to review the most requested, M1 Finance for you. Why is this one so highly requested? Well, you can buy stocks and ETFs and there are NO transactions costs. No trading fees, no account fees, and no costs involved when you make your first trade. To have an investment platform like M1 Finance that allows you to buy a stock with zero transaction costs, is huge! That’s why I want to share some of the benefits and the pros and cons. They are still a bit new, they started in 2016, but they already have over $100 Million in assets that they manage and are growing rapidly. What types of accounts can you open? You can open individual, joint, trust, or retirement accounts. You can do after tax with individual and joint accounts or as a retirement with Roth IRA. Other than having zero trading costs/fees, I like that you don’t have to have any money to open an account. You can’t make your first investment until you have at least $100 in that account. For a retirement account they want you to have at least $500 in a traditional or Roth IRA before you make your first investment. Either way, that is not a lot of money to get started. With M1 Finance, the don’t just sit on your cash. You are going to go ahead and make your selections or your trades. Once you have more than $10 sitting in cash they are going to place those trades for you. I set up an account with $1,000, I set up a few stocks and ETFs. When I deposited that $1,000 within two business days they set up those trades for me. I already have ownership in those stocks and ETFs. You’re money is going to work for you not just sit in cash making zero interest. So, what type of investments do they have? Any stock that is traded on the NASDAQ, NYSE or BATS - you will have access to all of those. All the big players. The other thing they offer is investment PIES. They are basically ETF portfolios that they have built for you. You can choose from aggressive to conservative. I think on average you are looking at 7 to 9 ETFs. Most of these are Vanguard ETFs. This really compares to Betterment or Wealthfront where if you are not comfortable picking, you can select one of these PIES. Where it is different - Betterment will ask questions so they can assess what risk level is right for you. With M1 Finance, you will have to select your own risk level. If you know if you are low risk or high risk you can choose the PIE that fits your needs. There are no fees to rebalance or change those PIEs when you want. What they do NOT have is the penny stocks, Mutual Funds or Cryptocurrencies. You are not buying options on this platform. You are not buying annuities. This niche is buying and selling individual stocks and ETFs. This is how they keep from charging you those fees. You can buy fractional shares of stocks through M1 Finance. You can’t do that with a lot of local or online platforms. If you only have $100 to get started, you can buy a fraction of a share of stock, like Amazon at $1,200/share. So how do they make their money? One of the most common ways is by lending securities. It’s very similar to the way banks make money. They also do margin loans. Other investment platforms do the same thing. How safe are they? They do not offer FDIC insurance (you will only get that with a bank). You WILL get SIPC insurance up to $500,000 and $250,000 of that can be cash. This would give you the one of the highest IMMEDIATE benefits of just about any other option you could take at the beginning. A Roth IRA is an account where you contribute your after-tax money, and your money grows tax-free until your 59.5. At that time, you can pull out all of your profit without paying any taxes on the gains. You also have the option of investing within a 401k…this is where you contribute money before you pay any taxes on it, it’s deducted from your total earned income that year, and you won’t pay taxes on that income. Both of these options would give you a really solid foundation long term. This is a set it and forget it strategy. The second option to invest $10,000 would be individual stocks. Even though I’m personally not a fan of investing in individual stocks and I’d rather go for an index for simplicity’s sake, $10,000 is enough to see some really great returns if you’re an experienced trader or can pick well-performing companies and stocks. It’ll likely be better to invest in individual stocks within a tax advantaged account like an IRA or 401k, but you can play around with it in a taxable trading account and have access to your money whenever you want it. This would be a solid option for anyone looking to invest $10,000 and doesn’t mind researching and trading stocks - it can actually be pretty fun if you’re making money. The third option is - REAL ESTATE. FYI: it’ll be hard to invest in real estate with only $10,000 unless you buy something in a very, very cheap part of the country - at which case, I’d recommend you also have some savings built up besides the $10,000 because things can and will break. But more realistically, a better option for $10,000 might be through a REIT. This stands for a real estate investment trust - these are companies that own a large portfolio of real estate, and you can buy in for pretty much any amount - often times the returns are given through dividends, which can be pretty decent. However, just be mindful of how these dividends are taxed - often times REIT dividends are taxed as ordinary income instead of long term capital games, so it’s much more beneficial to hold REIT within a tax-advantaged account to avoid paying more than you should. But REITs can be a great exposure to real estate without any work and minimal money. The fourth suggestion might be to invest $10,000 into starting your own business. Really with this, the sky is the limit and you can make $10,000 go a long way. $10,000 could really be a good amount to buy the equipment you need, buy the advertising you need, set everything up - and begin making money. From everything on this list, starting a business would likely have the highest potential to make a TON of money - or the highest amount to lose it all. Just depends what type of business, how well you know it, and how dedicated you are to making it happen. The fifth and final way to invest $10,000 is probably the most practical, but also the least exciting…but I’d put a big emphasis of using $10,000 and first paying down any high interest debt. By doing this, you’re pretty much just getting a guaranteed return at whatever the interest rate is. Before doing any of the above, make sure to pay off high interest debt that might be weighing you down. The first rule, pick a big stock you understand and see everyday. With blue chip stocks like Apple stock, Facebook stock, Amazon stock, and Netflix stock, we can buy them and hold on without panic selling. Only buy companies you understand, or you might be tempted to sell your stocks early, leading to a loss in the stock market. Rule 2, don't sell your investments on a loss. The stock market tends to go up as a whole, around 10% a year on average. This means if you pick a big company that's low risk, it'll likely go up in the future. Don't sell your stocks if they go down. For example, I bought Walmart stocks recently, it went down 6%, if I sold for a $600 loss, that's a permanent loss. Instead, I kept the company and waited until it was in the green for a profit. Rule 3, buy a dip that's based on market overreaction. The stock market is not logical, when people panic, that's when you buy. Recently Facebook stock dipped 20% because of a weaker than expected earnings report. This wasn't a rational 20% dip so I bought the company. Rule 4, don't risk more than 10% of your money on one stock. For swing trades, you want to use about 5% or less depending on the risk factor of the company. If you invest all your money in one stock, you could be down 50% or more, this leads to a high risk investment even on a safer company. Rule 5, use the simple moving average to determine a good spot to get in. If a company never goes below the 200 day moving average, buy it when it gets close to that line. Rule 6, follow an uptrend. A company usually goes up over time when they release a good earnings report, so buy a company after they release some good news or good earnings. Tesla was on a 16% dip, they released a good report and went up 20% in two days. Following these rules will make sure you don't lose money when swing trading stocks in the stock market.

Here’s how I made $65,000 PER MONTH in Real Estate in 2017 (Income Breakdown + Strategies)

This is exactly how I ended up making $65,000 per month in real estate last year, and some of these concepts and strategies you could begin implementing in your business going forward. I’ll break it down, share the numbers, and share what’s worked best with me. Enjoy! Working as a real estate agent 2. Rental property income 3. Equity gained by buying a renovating a property So lets talk about the largest income source, and that’s working as a Real Estate Agent. In 2017, I had 19 total transactions…11 sales and 8 leases. In total, that worked out to $21,838,100 in total sales volume. Now my business isn’t so much structured around selling as many houses as possible, but it’s about focusing on fewer, higher priced listings throughout my current and existing clientele. Most of this sales volume was made up between repeat and referral business, and this is how I’ve structured my business. This is how I was able to achieve a $22m sales volume without much prospecting, without driving myself crazy working nutty hours, and how I’ve still managed to increase my sales volume every single year, while still making 2-3x youtube videos per week, buying properties, and having free time. That’s why I also put such a huge importance on customer service, because making a good impression early on = huge payouts later on, and everyone benefits from this. The next income source is my rental income. Right now I have 7 tenants, and this worked out to about $4650 per month…it was about 30% lower for most of last year since I was in the process of buying a duplex, so the net income was a little less than it is now, but you get the idea. Again, to get this rental income, this is about 6 years in the works in terms of of savings and investing since buying my first place. So didn’t come quick, but it’s something that was able to scale nicely over time. This is also where I try to keep my expenses at every year, and that allows me to save everything else I make…so even though I make way more, there’s no sense spending it if you don’t absolutely have to. Finally, my last source is equity. The last two main properties I bought and renovated both went up in value by about $150,000 last year, which means I’ve gained an extra $300,000 home equity. Yes I count this as income because I purposefully bought these properties to fix up in areas that I felt were going to increase in value, and they did, and I could sell them for profit if I wanted to, but I’d rather keep them and do a cash out refinance. This saves on taxes AND I get to keep the property. This has always been my philosophy when it comes to investing in real estate - it’s to buy something that needs work in an area next to other ares that have rapidly increased in value, fix it up, and reap the increased equity as it goes up in value. From there, you can cash-out refinance and continue. So between the approximately $480,000 of income from my first two sources, plus $300,000 in appreciation, my real estate total for 2017 came to $780,000, or $65,000 per month. Again, not counting some other things in this just to keep this simple, but you get the idea. So here are my main takeaways from this: First, in any business, do it for the long run. Customer service is so important, and without it, there’d be no way I’d have any repeat clients, ever. Nothing great is built overnight. Set long term goals and stay consistent with it. The next…save. Doesn’t matter if you make $50,000 per year or $500,000 per year. Save as much as you can. And once you save, invest it. Finally, diversify your income if you can. Plus it’s easier to make more money when you have a few different sources of income coming in, especially if those other sources are passive and it’s something you can leverage. Bank Statements and proof of income for the last 2-6 months - this way you can prove how much money you’re actually making and spending. With that, they can calculate what your debt to income ratio is - banks prefer those who save a lot, and spend very little. Cash reserves - sometimes it can be 3-6 months of mortgage payments, taxes, insurance, and a buffer in liquid cash or assets. Pretty much any time you buy real estate, you’ll need a down payment. Banks want to see that you have your own money at risk when you buy a house…this down payment forms your initial equity in the property. Generally 15-20% down is about what I’m seeing. If you don’t put down 20%, you’ll generally need to pay PMI which stands for private mortgage insurance. This is an extra cost that helps assure the bank you’ll be making your payments, since the less money you have in the deal, the higher the risk is that the bank will lose money in the event you foreclose. If you can qualify lower down payments and the numbers make sense, go for it. But in more expensive markets, you’re going to need more money down. Some other options might be available like a VA loan where you can buy with 0% down - so this will be up to you figure out what’ll be best. When saving for a property, it’s really about setting your priorities and deciding what comes first - if buying a property is your number one priority, it might make sense to cut back in other areas just for the sake of accomplishing this. What I use that helps a lot is Mint.com and PersonalCapital.com - I use these to track all of my expenses. You need to know where every penny is spent and exactly how much you earn. It’ll be nearly impossible to save as much as you can without doing this. One other strategy I like to use is to automate my savings. I have one bank account where all of my money is deposited and saved - this is Ally Bank. Then I have a Bank of America account for my expenses. I’ll only transfer a certain amount of money every month to bank of America, this means that everything else I have is pretty much already stashed away. Finally, generally banks won’t want the mortgage payment to exceed about 44% of your total income after expenses. Again, with this, it’s all cutting back as much as you can. You really have to make this a priority to save as much as you can. Now for those who just don’t earn much money in the first place, the reality is that you’ll need to either cut back on your expenses as much as you can and save the difference - or work to increase your income. There’s no way around it, there’s no way to sugar coat this - if you’re not earning enough money, you’ll need dedicate yourself to making more money. This is one of those things where if you want it bad enough, you will somehow find a way to make it happen. Now one more thing I do when it comes to saving is to keep it all in a high interest savings account. Most people want to invest it, although in the short term, there could be too much volatility to risk it in the markets. Ultimately, when saving up for a down payment, it really just comes down to income vs expenses - and once that’s handled, banks will look at the bigger picture to determine what you’d be qualified to receive. And patience and discipline here goes a long way - you will need to do this long term consistently. How To Invest $50,000 In The Stock Market (2018 Dividend Style)

Let's say I was just starting out with dividend growth investing in 2018, with $50,000 of capital (hypothetically speaking). It's a unique time to start because the stock market is at all time highs. For this very reason, especially when starting out with larger capital investments (such as $50,000 or more), I would be incredibly focused on risk management and dollar cost averaging over time. Importantly, today's video builds on others in the same series. If you have not yet seen my videos on how to invest $1,000, $5,000, $10,000, and $25,000, you may want to check those out first (links to those videos below). Since I don't want to repeat myself, as I know your time is valuable, today's video offers net new perspectives for one investing $50,000. (Of course, my video has a dividend focus, as that's my personal strategy.) When investing $25,000 or less, I more or less would just go for it. I would want my dividend income to start building immediately. However, $50,000 is a serious amount of money. It's a high enough sum that I would introduce some serious multi-year averaging. Today's video discusses: * The current state of the stock market. We are near all time highs. The market will correct at some point, in my opinion. As such, I would avoid a lump sum investment with this amount of money. Rather, I would average in over two or three years. * That being said, my averaging schedule would depend on how much future capital I have to invest. If I have an incremental $1 million coming my way, for example, I would deploy my $50,000 faster. If I have $5,000/year to invest in the future, by contrast, I would average my $50,000 over a longer time period. * Learn why dividend investing is the strategy of choice, especially in a late stage bull market. Buy low and sell high is going to be very difficult in this market. Investing for income (especially when averaging in) could work quite well. * Learn why it's going to require rock solid discipline to start investing $50,000 in 2018. One will need to be ready for the correction, and potentially short term "loss" of capital. That said, corrections are often the best time for dividend investors to acquire positions. (I personally love corrections since starting yield goes up as share prices go down.) * See how great companies tend to raise and grow their dividends despite overall stock market performance. As long as business fundamentals are solid, dividends can increase each year. For this reason, it's a lot of fun to buy dividend stocks during bear market sales. Today let me share the 10 BIGGEST Property Investing Mistakes that new property investors tend to make when just starting out. Investing in buy to let uk based property investment for beginners has its challenges but you don't need to make the same mistakes over and over again and so here are my top 10! DOWNLOAD CHECKLIST... https://yourfirstfourhouses.com/ 1. Not knowing your investment objectives before you start investing. Are you looking for cash flow, long term capital growth or both? You need to decide what your investment objectives are before buying investment property, number one, and you then look for properties that align with that investment objective. 2. Waiting for the perfect property to come along. I am so guilty of this, that's what I started to do when I first started out. 3. Don't become a motivated buyer. By this, what I mean is sometimes people have a lump of money in the bank and they're eager to bu ANYTHING frankly! Having the money in the bank is wonderful, it gives you an opportunity to go out there and take lots of action and find a really good property - THEN do the deal. Don't think that you've got to spend that money TODAY. 4. Letting emotions overrule investment logic. I think that what you should be doing is using investment logic to decide whether you should buy that particular property. What do the numbers look like is the big thing of course. Also, look for other factors as well and I've done videos on this kind of thing. Buy for investment logical reasons rather than emotion. 5. Doing insufficient due diligence. What you should be doing initially is doing loads of due diligence BEFORE jumping in and putting your money on the line. 6. Not getting appropriate financial advice. You should have a competent tax adviser on your power team, together with an Accountant AND "Independent Mortgage Broker 7. Paying too much. Just because an Estate Agent is advertising a property for a certain price DOESN'T mean that's what it's worth! Work out what the deal is actually worth for you - based on your experience. That's what you should be paying and no more. 8. Underestimating refurbishment costs. When you do property number one or two, let's be honest, you're probably going to overpay for some of the refurbishment costs but note down all of the costs, all of your expenses in property number one and two and three. Each time you do that next property, you can go back over those costs and say, "Actually, what did it cost me to build that acoustic wall? What did that on suite bathroom actually cost me? Let me look back at my figures." 9. Keeping up to date with rent rises. Now, I know that's a bit of an odd one but when you start to build a bit of a portfolio and you've got a few properties and maybe you've had them for a few years, what you'll realise is that sometimes tenants keep very, very quiet because they know they're paying less than the market rent. They don't want to bother you. They might not want to bother you because they're simply lovely people, that's absolutely wonderful, but sometimes tenants look at the market rent around them and they're aware that actually they're underpaying slightly so they keep very, very quiet. 10. Lastly... Investing for the long term. I personally think lots of people are making short term decisions when they're building their property portfolio. Where I now come from is I look at a property and I think to myself, "Do I actually want to keep that property forever?" My Fundrise Investment - 1 Year Later (2018 Update)

As part of my review, I gave a quick tour of the site and actually invested $1,000 of my own money - just to help explain what the process looked like. You can see the original video here. One of the most common questions I heard from people after posting this video was, - What have your earnings been to date? - How has your account performed? - How much money have you made since investing? It's a pretty valid question I suppose - I probably should have anticipated them. Of course, the performance of my investment doesn't necessarily dictate what anyone else's returns will look like (because every REIT performs differently) - it does offer some insights on how Fundrise performs as a company - specifically in comparison with other investment options, like the stock market, mutual funds, or even a conventional real estate investment. So - for what it's worth, I put together a video review showing what my returns have been over the past 12 months. If you want to check it out, you can see it above. As you can see - my original $1,000 investment (with all dividends automatically reinvested) have earned a pretty steady 8% over the past year. It's not a staggeringly high return of course. I could do MUCH better with this money if I went through all the work required to invest in a piece of land or a rental property... but on the same coin, those things take real work. An 8% return with Fundrise requires virtually nothing, aside from the 5 minutes I spend deciding which eREIT to invest in, and the inherent risk that the returns don't pan out according to plan. It's also worth noting - with Fundrise, my $1,000 principal is basically tied up for 5 years (give or take), and I can't get that money back in the meantime. I also don't have any control over which properties are included in the eREIT fund, what is done with them, or when they're sold off... so I really am putting a lot of trust in the folks at Fundrise to manage my money with prudence. In this particular instance, it seems as though things have gone smoothly. 8% certainly isn't the highest return one can get through real estate crowdfunding, but considering how easy it was to make this money, I'm not at all dissatisfied with the result. Making An Offer On Your First Investment Property

When your new to real estate investing, the thought of making an offer and filling out the paperwork and writing a contract can seem daunting. n this video, I’m going to show you the least you need to know to making an offer on your first investment property. ALL-IN-ONE HOUSE FLIPPING SOFTWARE http://GetFlipster.com So let’s breakdown the 5 things to include and consider when making an offer to buy investment property 1. Price The first is pretty obvious and that’s the price you’re offering. Now keep in mind, price is not the only thing a seller considers when deciding to accept your offer as you’ll lean in a minute. 2. Terms The second thing you offer should include is what we call the terms or payment method. There are 3 different methods for payment. First is “cash.” We call this an “all-cash offer. The technical definition of all-cash is that the funds are liquid like sitting in a checking account or under the mattress but what it really means is that the offer is not subject to bank financing. So that means hard money and private money, which are 2 forms of investment capital can also be considered cash when making offers. Now you may want to let the seller know that you’re using hard money to fund the purchase but I typically don’t. The second method of payment is traditional bank financing. Now this form of payment means that your offer is subject to bank approval meaning that you’ve just created a contingency or a way to legally not perform on the contract. If you don’t get the bank financing approval, then you don’t have to buy the property. This can be seen as a negative to the seller. The 3rd type of payment is what we call “creative financing” which are alternative ways to control the real estate without cashing out the seller. On this video we’re not going to go into all the details but this includes strategies such as seller financing, land contracts, subject-to, options, lease-options, and so on. 3. Consideration The next thing your offer needs to address is what’s called “consideration or good faith or more commonly know as an earnest money deposit. This is an specified amount of money that is held in escrow to show your good faith to buy the property. If you don’t perform on the terms of the contract and all of the contingencies have been removed (I’ll talk about contingencies in a minute), then the seller gets to keep your EMD. Now to learn how NOT to pay an EMD deposit when making offers on deals then watch this deal and to learn how to not pay an EMD when wholesaling houses, watch this video as well. So how much should you pay for EM? There is no rule, it’s whatever you and the seller agree to but typically $500-$1000 is acceptable. 4. Contingencies The 4th thing you offer should include is any contingencies. The 2 biggest contingencies are financing, which we discussed already and an inspection contingency. This means that you as the buyer have a window of time to make sure the condition of the property is satisfactory. If during the inspection time, you discover issues with the property, you can either ask for concessions from the seller or back out of the contract and get your EMD released. Typically inspection contingencies can be anywhere from 3-10 days. Keep in mind, when buying investment properties, it’s important to let the seller know that you are buying the property “as-is”. That means you’re not going to come back and ask for concessions to replace the carpet or paint. The inspection should be for big ticket items like maybe structural or the roof or things like that. There could be other inspections like termite, pool, etc. 5. Closing Date Number 5 is the closing, meaning what date you are agreeing to close on the sale of the property. Typical closing are 30 days but can happen anywhere from 24 hours or past 30 days but you want to make sure you spell that out in your contract. Anytime you calculate cashflow, you have what’s called the “gross rent.” This is the TOTAL amount of rent you receive. So if you rent out your house for $2000 per month, that $2000 is the “gross rent” - it’s before all of your expenses. And unfortunately, anytime you own real estate, you have recurring expenses - for instance, you have property taxes. Insurance. Repairs. And at some points there will inevitably be vacancy when the house isn’t being rented, but it’s still costing you money to own. These are inevitable. So the first step when calculating your net cashflow is to DEDUCT all of those expenses from your total rent. So even though you might get paid $2000 per month, after all of those expenses eating into your money, you might now only be left with $1200. Any time you see real estate returns calculated, it’s usually like this - and this is often referred to at the “net operating income.” Total rent, minus all expenses = net income. So you’ll need to understand what property tax rates are in your area, how much insurance roughly costs, how much you can realistically get for rent, and how quick you can generally rent out a unit. One thing not generally included in those calculations is the mortgage payment. This is because mortgages numbers can vary wildly from person to person depending on how much money you put down, how long of a loan you get, and at what interest rate. But, in almost every situation, your mortgage will be an additional expense in addition to the total rent you receive. The second way to make money in real estate is by equity. This means that the value of the property increases because of something you’re doing to it - and there are two ways to make money this way: 1. The first and the most common is by paying down your loan. In most situations, your loan is broken up in two categories: principle and interest. Any time you pay down the loan every month, part of it pays interest on the total balance of the loan, and the other part pays down the balance - that second part is equity in the property. 2. The second way to make money with equity is by actively increasing the value of the home. Often this means remodeling the home or adding square footage. And your equity is the difference between the amount you spent, and the new value of the home after renovations. Doing this is also generally pretty predictable. You can see other properties and what they’re selling for, and as long as you make yours similar to that, all things considered, you should get about the same price - and that’s profit. The third way to make money in real estate is through appreciation - this means that over time, the value of the property goes up in value. This one is highly location dependent - some areas will go up as fast as inflation, just given the cost of materials to build a house get more expensive over time. This is fine, because it means your money doesn’t really lose any value - it’s simply a preservation of wealth. But other areas will go up substantially more depending on the demand for the area, and how much space is available to build. Using a combination of these three can often give you a much, much more accurate idea of your total rate of return much beyond cashflow - and this is how you calculate your returns and evaluate a good deal while owning rental property!
