Financing rental properties the right way is a video about the two most commonly used ways to finance rental properties for real estate investors. The first way to finance a rental property is Investor A who purchases a $100,000 property and leaves $20,000 in the deal. He starts with $100,000 capital to invest. After 5 houses leaving in $20,000 this investor will run out of money. Investor B finances his rental properties using the BRRRR method which stands for Buy Rehab Rent Refinance Repeat. You are buying a house at a discounted rate and then forcing the appreciation upwards and value up to where the house is appraised at $100,000. So say you bought it for $50,000 then had $20,000 in repairs and then $10,000 in carrying, financing, and closing costs your total liability is now $80,000. The bank will lend you $80,000 or 80% of the $100,000 appraised value loan to value. Now you have a financed house and your original capital to reinvest. SUMMARY: In the above video I reveal a powerful strategy that is practically available to all, but is known and fully understood by a very few. If one takes the time to learn and implement this method of eliminating debt, one may find themselves pleasantly surprised of how quickly their home mortgage, auto loans, student loans or business loans can be completely paid off. This strategy is known as Velocity Banking and in the video I will demonstrate how Velocity Banking can be used to pay off a 30 year home mortgage in just 5-7 years without sending double payments to the bank or changing one’s current level of income. RECAP OF THE VIDEO: I start off by creating a scenario of a financial situation by taking an average household net income in the United States combined with some of the basic monthly expenses: home mortgage, minimum payment on a credit card, car payment and living expenses which include groceries, utilities, gym membership… Once all expenses are identified and subtracted from the net monthly income it is important to understand the impact of cash flow, the difference between a loan and a line of credit, how the interest of a loan and a line of credit is calculated, and how monthly payments on a mortgage are dispersed between interest and principal paydown. To help demonstrate these differences I create tables and an amortization graph. As I go on to unveil the main differences I also identify the biggest reason why nowadays most homeowners are unable to payoff their home mortgages due to the unstrategic use of home refinancing. By this point having had identified the difference between a loan and a line of credit I can reveal the benefits of utilizing a line of credit to pay off a home mortgage in 5-7 years. This is where I get into the Velocity Banking strategy which incorporates an unaccustomed method of moving one’s entire monthly paycheck into a line of credit instead of the accustomed checkings and savings accounts. By adopting this method one can leverage a line of credit to free up cash flow, gain cash back rewards, build credit history and improve credit score, but the greatest leverage created is the thousands if not hundreds of thousands of dollars in interest savings. Interest only loans are used by a lot of investors in order to reduce their monthly cost in order to increase their tax deductions and in order to get the maximum return on investment for their property. All sounds pretty good don’t it? But are interest only loans good for positively geared investment property that exactly what we going to be covering in today episode. So interest only loans have this array of benefits that I am going to talk about in more detail, so let’s have a look at interest only loans and let compare them to principal and interest loans and say whether or not interest-only loans are good for positively geared investment properties? The first thing to understand is that interest only loans lower your monthly repayments significantly. With an interest on the loans you are only paying the interest on the mortgage and you are not paying down any of the principal or the amount that you actually owe, so what this means is because you not paying on top of the interest your loan amount stays the same but also means that you’re repayment are much less. let have a look at an example: a five hundred thousand dollar property being mortgage to you at five percent, (let’s just assume the full loan of five hundred thousand dollars) if you going interests only you going to be paying approximately four hundred and eighty dollars per week, alright that not too bad, four hundred eighty dollars per week. But now let have a look principal and interest if you were to go with the principal and interest loan and try and pay off that loan in twenty years your repayments would go from four hundred and eighty dollars to seven hundred and sixty dollars that is a two hundred and eighty dollars per week increase in your repayments. I don know about you but getting increased in your rental income of two hundred eighty dollars is not an easy thing to do. On the way to becoming financially strong the first necessary steps we take with you are: 1. Getting rid of non tax-deductible debt i.e. home loans, credit cards, all personal (non investment) loans FOREVER. 2. Plan to decrease and possibly eliminate all the tax you pay. Then you can really start to fly financially. 3. Increase the "motor" that runs your "empire". Most people's financial motor is just their pay packet. If you can find ways to make most of your income from other passive sources you get stronger. It's more difficult to get rich with only a small motor. The system involves the: 1. Use of tax deductible debt to own assets such as real estate, businesses and other long term income producing assets. 2. Its buy never sell (bns). If you ever choose to sell an asset, you then have to decide where to put the money - probably back where it came from i.e. real estate or other investments. If you sell you also run the risk of having to pay tax on the profit. So just keep it. 3. The best way not to ever miss a real estate or investment boom is to always own income producing growth assets. If you get out of the market for even short periods, you can miss large gains. 4. For investments, you should always borrow the full amount including fees to get the largest tax deduction. Never put in a deposit because any money is best paid off non-tax deductible debts like credit cards, personal loans, your home loan. 5. Tax deductible debt i.e. investment loans are OK. Rupert Murdoch has a lot of them. Tax deductible debt is easy to handle. However, non-deductible debt like home loans "steal" money off you and your family. Its harmful to let it sit with you year after year. Its financially ruining.We get rid of any non deductible debt first. 6.Our most important part of the system is the dramatic increasing of your passive income. Many of our wage earner clients have passive incomes of over $20,000 per month. 7. This leads to some of our clients being able to pay off properties in 1 to 2 years. 8. Our System is to get rid of the loans as we go. Capital gains are just an extra bonus.
