If you’re self employed like me, a lender will ask for your last 2 years of tax returns and take the average income of those two years. Be ready for this! Step 3: TALK TO A LENDER FIRST BEFORE YOU DO ANYTHING. First, you’ll know EXACTLY what you can qualify for so you won’t waste your time. Secondly, if you find the right place, the lender already has all of your information so you can hit the ground running. And anytime you find a spot that’s worth buying, chances are, you’re competing with other people who want the exact same thing. So timeliness really, really matters here…the faster you are, the better the deal you can get. Step 4: BEGIN LOOKING AT PROPERTIES. This is really meant to be the fun part…look at EVERYTHING you possibly can within your price range. The reality is that 95% of properties just don’t make sense to purchase for an investment…they lose money. It’s also the reality that at a certain price, EVERYTHING makes a great investment - it’s really important to understand these numbers. Step 8: Do your inspections! Make sure to do as many inspections as you possible can. Check the roof, the foundation, electrical, plumbing, if there are any leaks, bring in contractors for bids if it needs work…the more you do, the better. Financing rental properties the right way is a video about the two most commonly used ways to finance rental properties for real estate investors. The first way to finance a rental property is Investor A who purchases a $100,000 property and leaves $20,000 in the deal. He starts with $100,000 capital to invest. After 5 houses leaving in $20,000 this investor will run out of money. Investor B finances his rental properties using the BRRRR method which stands for Buy Rehab Rent Refinance Repeat. You are buying a house at a discounted rate and then forcing the appreciation upwards and value up to where the house is appraised at $100,000. So say you bought it for $50,000 then had $20,000 in repairs and then $10,000 in carrying, financing, and closing costs your total liability is now $80,000. The bank will lend you $80,000 or 80% of the $100,000 appraised value loan to value. Now you have a financed house and your original capital to reinvest. How to Buy a Rental Property in the Next 90 Days

I was sitting down for dinner with a friend the other night and he said to me "Brandon, I want to buy my first property but there is so much information out there. I just want to see the whole process, neatly outlined, so I know my step by step plan." And I thought "Isn't' that we all want when learning something new? We want to see the whole picture, not just broken up parts. Today I want to help you do just that -- learn the step by step process for getting your first rental property in the next 90 days. For those of you who like something tangible to look at, at the end of this post I'll show you where you can download a free 1-page PDF summary of this process- neat and clean, just like my buddy ordered. Alright, let's get started. Step one: Get Pre-Approved. Unless you plan on paying cash (which would be great) you are going to need a pre-approval letter from the bank or other lender. We start with this step because I don't want you wasting time only to find out you can't afford it. Your lender will help you know exactly how much cash you'll need. Step Two: Get in Touch With a Real Estate Agent. Don't just call the name on the park bench by your house. Look for an agent who is willing to spend the time needed to help you get the perfect deal. Get recommendations from others and pick someone you get along great with. The best part is, a real estate agent is paid by the seller- so it's free for you to use one! Step Three: Define What You are Looking For. Let your agent know exactly what kind of property you are interested in. If it's a duplex, you don't want to waste time looking at single family homes. And vise versa. Step Four: Start Looking Yes, you'll actually need to spend some afternoons with your real estate agent looking at potential properties. And like dating, the more you look at, the better you'll recognize "The right one" when it comes along. Don't be afraid of looking at properties that might need a little TLC, but don't get in over your head either. Once you find the right one, you'll need to do Step Five, which is Step Five: Do The Math A rental property is only as strong as it's math. (yes, you should Tweet that) Run the numbers and make sure it pencils out. Be conservative, and be sure to plan for property management, vacancy, repairs, and more. I'd recommend running the numbers through a good property analysis tool, like The BiggerPockets Rental Property Calculator to make sure you are looking at all the facts and figures. Moving On Step Six: Make an Offer Okay repeat after me: I WILL NOT OVERPAY Negotiate with the seller and stick to your math from step 5. You might go back and forth a few times, and you might even lose the deal and have to start over. But whatever you do ... Do Not Overpay. Soon enough you'll get an offer accepted and you'll be ready to move on to Step Seven: Do Your Due Diligence At this point, you want to make sure there are no hidden surprises at the property. Hire a property inspector to walk through every inch of the property looking for potential problems. If you find any, either : suck it up if it's not too bad, ask the seller to fix it if it is bad, and if it's really bad -- walk away. During this time your agent will help you shuffle the correct paperwork between them, your lender, and your title company. Step 8: Close on the Property It's been a journey, but finally you are ready to close. You'll show up to the Title Company (or attorney) and they'll take care of the rest. You might even get some chocolate at the front desk! Once the title and deed are recorded at the county, you'll get the keys and be the proud owner of your very own rental property! Now comes the fun part -- managing your properties. And for tips on that, you'll have to wait for another blog post! The reality is that creating the type of rental property to the point where it’s passive income takes a LOT of work. But the work is, at times, still ongoing. Eventually you’ll have a vacancy. Eventually you’ll need to fix things up again. Nothing will last forever. Sure, you can get a property manager who’ll handle much of this for you - but you will need to do SOME work yourself, even if it’s as small as choosing between finishes or approving bids on work. It won’t be an insane amount of work, but it will be something. So yes, real estate CAN be fairly passive…but it’s not passive if you don’t put in the work UPFRONT. Second Expectation: In order to invest in real estate, you need to do the repairs yourself or be a good handyman. The reality is that I can’t do anything besides change a lightbulb. While I do know some landlords who do the work themselves to save the money, this is absolutely not a requirement - and depending on how much your time is worth, it’s often cheaper just to pay someone else to do it the right way. It’s also worth noting that since all these repairs are a write off, you can write off the costs against your income…but, if you do the work YOURSELF, you cannot deduct the cost of YOUR OWN LABOR. Third Expectation: It takes a lot of money to start. The reality is that it often takes 10%-25% down to begin investing in real estate. This COULD be a lot depending on your definition of “ a lot,” and also on your area. Buying a property in Los Angeles would be significantly more expensive than in Kentucky, for instance. Where one person might be able to buy a property for $20,000 down, someone else might need $200,000. Fourth Expectation is that it’s often like the TV shows. The Reality is that it’s NOTHING like what they portray on TV. Oftentimes those TV shows will be loosely scripted around creating drama and creating a show that’s actually interesting enough to watch all the way through. Every episode needs a goal, a problem that arises, a solution to that problem, and then a resolution at the end. The real life problems that come up just aren’t that exciting or interesting. It’s often boring and mundane. The fifth expectation is that you’ll make a lot of money investing in real estate. The reality is that oftentimes one property won’t make you rich. Most mom and pop landlords won’t make a lot early on, but as they scale up, they can earn a significant amount of money from a lot of smaller sources. This is how many landlords start making money, enough to quit their jobs and invest in real estate full time. It’s growing your portfolio over one or two DECADES and accumulating those properties that might make you only $900 a month….but buy one of those every 18 months, and in 15 years you’re making $9000 per MONTH. That’s how most landlords make their money, and make a LOT of it. But the beginning will be slow and frustrating until you begin adding more and more to your portfolio. My First Rental Property: How I Bought it and how it has Performed

It took me a while to buy it after I decided that rentals were the best way to invest my money. There is never a perfect time to jump into something new as my wife was pregnant with twins a the time. I bought the house for $96,900 and it rented for $1,050 a month with only a couple of thousand dollars in repairs needed. I was super nervous about buying that rental even though I had been in the real estate industry for years before that point. Buying it was an awesome investment and lead to me buying 15 more in the next five years. In 2018 that house is worth almost $300,000 thanks to our crazy Colorado real estate market. I did not plan on that appreciation but it has been a nice bonus. The house rents for $1,500 a month and has needed almost no maintenance or work over the years. While you may see some of my trashed rentals property videos, most of my rentals have been awesome investments. This week's video blog from MonsterMortgage.ca discusses a recent change to the way home-owners in Canada can qualify for mortgages on rental properties. Up until recently, there were a small number of lenders who offered some flexibility on the way potential home-owners might qualify for a secondary or rental property. As you may already know, there are calculations that take into account your various debts when determining your capacity to carry a mortgage. The change that we discuss in this particular video blog is the change in how rental income and carrying costs on a rental property are weighted in determining a potential investors capacity to carry that mortgage. Where certain lenders' policies had been more flexible and beneficial to investors, recent changes in the mortgage market have led these policies to fall in line with a majority of the other lenders in the Canadian mortgage market. While this change in of itself is important, it is also important to highlight the idea that prior to placing an offer or getting serious about acquiring an investment or rental property, you should be prepared with the necessary knowledge before finding yourself with an offer on a property that you may not qualify for.
