Robert Kiyosaki's Cashflow 202 game has 2 tracks - the Rat Race and Fast Track. On the Rat Race track, there are various kind of spaces which you move from a space to another. PAYCHECK Every time you land on or pass the paycheck space, you will receive the amount of your monthly cashflow from the bank. If this amount is negative, you must pay it to the bank. DOWNSIZED If you land on the downsized space, tough luck. It means you have temporarily lost your job. Pay the amount of your total expenses AND lose 2 turns! BABY If you land on baby space, you will need to do the following: Increase the number of children on your game card. Add the Per Child Expense on your game card to your Child Expenses in the expense column. Add your per child expenses to your total expenses. Reduce your monthly cash flow by the per child expense. Have your game card audited. Some much trouble. Maybe that is why Robert Kiyosaki does not currently have any kids! DOODADS Doodads are the unexpected and often unnecesary items which you spend your money on. When you land on a doodads space draw a doodads card and follow the directions. OPPORTUNITY There are 2 kind of opportunity cards -- small deals and big deals cards. They contains a variety of investment opportunities that may help you in your quest to get out of the rat race. When you land on an opportunity space, you may choose either to take a small deal or a big deal card. The largest small deal is $5000 to get into and the big deals begin at $6000. THE MARKET The Market cards are where you will find buyers for your investments. The market cards also include economic events which may affect your financial position. For example, interest rate increase etc. CHARITY Upon landing on charity, you may choose to give 10% of your total income to charity in exchange for the use of 2 dice on each of your next 3 turns. Charity is optional.

(Option to) Purchase Real Estate Property with *almost no money down in Malaysia
If you like no money down real estate property investing in Malaysia, then you will love this. Like the title suggests, this is not layman stuff as what we all known – like “No Money Down” or the normal refinancing. It is called Option to Purchase. Question: I am planning to buy a 2BHK house in Gurgaon for pure investment purpose and can hold it for around 7-10 years. I don't wish to go beyond Sohna Road. However, my budget is not beyond Rs 35 lakhs. Please advice which locations and projects should I go for? Are affordable homes a good option for investment? Answer: Ideally stay within Sohna Road, instead of going to Bhiwadi, or Alwar-bypass etc. You will face a lot of limitation in finding projects. But on Sohna road, there are a couple of projects by Supertech (Scarlet Suites and Azaliya) in Sector-68 which are 2-3 years from delivery; or Riddhi Siddhi (Sec-99, Delhi Gurgaon Expressway), few more too. I approached the bank for a loan to pay the remaining 20% but the bank is offering a higher loan. Is it advisable to go for a personal loan for interiors, go for a home loan and encash the amount from the bank? Which is an option is better? Answer: Home Loan is cheaper than an unsecured personal loan. Also as the interest payable on a loan taken to acquire a property is tax deductible it becomes cheaper still. The interest payable on a loan taken for the purpose of interiors is not tax deductible in most cases unless it is for repair or renewal. Thus it is far better for you to use your own resources for interiors and use the home loan for the acquisition of the property. If you have used up your resources for the acquisition of the property you can still use the excess home loan to free up your own resources that are locked into the purchase and then use them for the purpose of interiors. Expert: P V Subramanyam, www.subramoney.com Question: I am paying an EMI of Rs. 35000 on home loan for past 3 years. I can afford to shell out Rs.5000 per month. Would you suggest increasing the EMI to Rs.40000 or do part pre-payment of Rs.10000 towards the outstanding principal every month? Answer: Assuming that the loan is for 10-15 years, I would suggest you to invest Rs.5000 elsewhere. Having the capacity to pay Rs. 35000, do a SIP in an equity fund. You always have an option to stop the SIP after 6-7 month if you want to. If the equity fund is doing well, after 6-7 years, you can remove the money and then repay your loan. I would advise that if you have got a little bit of surplus use it to create another asset rather than increasing the EMI.
