How To Use Debt to Get Rich - How The 1% Use Debt: You have probably heard of the saying 'there is good debt and then there is bad debt'. First, In this video we are going to compare good debt and bad debt. I will also explain why MOST people should consider all debt, bad debt (like Dave Ramsey). However, this video is mainly about using debt in a good way. How is this possible? Rich people use debt to generate INCOME PRODUCING ASSETS. Whether that is a business, investment, real estate, etc. Whenever rich people borrow money, they use it to create MORE MONEY than they borrowed. For example, an average person may borrow 40k to spend on a car. A rich person will borrow 40k to market a product which will make 60k in revenue, therefore a 20k profit. Borrowing money to 'get ahead' in the investing/business world is a fundamental strategy the ALL fortune 500 companies use. Coincidence? Nope. Debt is a necessity to get to the top income level on the planet. There are also a ton of great advantages for borrowing money. Like the massive tax deductions you get for the interest on the loan, the depreciation you get for the investment you bought, and all other business expenses that are related tot he investment/loan. This on its own can lower significantly reduce your taxable income. For example, there are real estate investors out there that make millions of dollars per year, but dont pay taxes at all because of all the deductions (crazy right?). $5500 per year to tax-free Millionaire: Why you need a Roth IRA

This is one of those things I wished I would’ve learned and had done when I was younger - open up a Roth IRA retirement account. And because it saves you from paying taxes on your earnings and profits later on, I’m all about it. So this is what a Roth IRA is and this is why it’s so important to have one! Also feel free to add me on Snapchat / Instagram: GPStephan So here’s what it is - and because this confused me when I was younger, I’ll break it down as simple as possible. A Roth IRA is a type of investment account that you can set up where you invest your money today - up to $5500 per year with no immediate tax deductions - and can pull out your profits and earnings tax free when you’re 59.5. That means you pay NO TAX on YEARS of compounded interest and earnings. Your tax free profits just makes you MORE tax free profits. And it snowballs into a LOT of money. This is best done when you’re young for a few reasons…the money you invest in a Roth IRA is done post tax, which means taxes are already taken out of the money that you earn at the time you invest it. So if you make $20,000 from a job, you might be left with only $17,000 after paying taxes…so this $17,000 is now “post tax” money. The reason is best when you’re young is that chances are, you’re not earning a ton of money compared to what you WILL be earning. When you’re earning a lot of money, it’s about reducing what you owe in taxes because the more money you make, the more money you’re generally taxed. When you’re not earning a lot of money, you’re already in a lower tax bracket, so it’s advantageous to take advantage of that and pay the taxes now to invest - because in the future, you’ll hopefully earn a lot more money. Especially if you’re 18-30 and not earning a lot of money, this is PERFECT for you. When you start earning more money, there are other accounts that might make more sense for your situation. So here’s what I would do: If you’re under the age of 18 and have a job that you’re making money with, you can ask your parents to open a Roth IRA account for you. From there, you contribute money you’re making from your job - keep in mind you cannot contribute more than you earn, so if you earn $1000 that year, you can only contribute $1000. If you’re over the age of 18, right after this video is done, just go online and sign up for a Roth IRA. I use Vanguard and they’re awesome, many people use Charles Schwab or Fidelity - just make sure the account has low fees. You can contribute up to $5500 of earned income every year - if you make too much money, you can look into doing a backdoor Roth IRA contribution. I recommend putting in as much as you can afford and forgetting about it. The advantage is that since there’s compounded interest, the sooner you put your money in, on average, the more you’ll have by the time you retire. Is this a boring investment strategy? Yes. But it’s effective. I recommend just doing this on the side with what you can afford, while continuing to invest elsewhere or investing in yourself. Just to give you some ideas, if you invest $1000 per year at 18 and retire at 60, you’ll have $264,000…of that, you only contributed $43,000 over 42 years, meaning you just made $221,000 of tax free money. If you invest $2000 per year at 18, same situation as above, you’ll have invested $86,000 and made $444,000 of tax free money. If you invest the maximum right now of $5500 per year at 18 years old, you’ll have invested $231,000 and made over $1,200,000 in tax free money. If you just do $5500 per year at 18 years old, you can retire a millionaire without doing anything else. This average figure includes inflation, by the way. A stock pretty much represents a small ownership in a company. And in exchange for being a very, very, VERY small owner in the company - you get a tiny amount of their earnings, which is usually paid out every 4 months as a dividend. And when it comes to dividend stocks, there’s no shortage of them out there with varying degrees of profit. An index fund is basically a collection of companies and stocks that you can buy into, so you own a small percentage of EVERYTHING. I personally like index funds because they’re extremely diversified, they don’t cost a lot of money, they tend to be stable, consistent, and most index funds perform BETTER than even professional hedge fund managers. SPEAKING of real estate…the third way of making passive income with $1000 is buying into a REIT. This stands for Real Estate Investment Trust…so just like being able to buy a stock in a company, imagine this like you’re buying a stock in a property. Real estate investment trusts basically pool money from investors, buy up properties within a certain category - like medical buildings, shopping centers, senior citizen centers, or residential apartment buildings…and then pay out a portion of their profit as a dividend. Now the fourth way to make passive income with $1000 is to look into bonds. Companies, states, governments, and so on, will offer you a chance to invest in THEM…and they will pay YOU back with interest for giving them a loan. They set the terms of the investment, and it’s up to you to invest in them or not. Typically, bonds might have a holding period of a few months to 10 years or more…the choice is up to you in terms of what you want to invest in. Now those were some VERY simple ways you could start making some passive income with $1000 that pretty much ANYONE can do, that take no work whatsoever, and are fairly safe…but if you’re willing to put in some work, $1000 IS enough to get started with a few other projects: First, obviously, is a YouTube channel. Here’s the thing with YouTube: it’s very much an ACTIVE business. You spend a LOT of time growing your audience, perfecting your message, interacting with everyone, honing your skills, and editing…endless editing. And it’s continuous if you want to GROW…the youtube algorithm rewards consistency, so you MUST keep posting. BUT…once you get a backlog of videos up on the site, and you become monetized…you can make SO much money from a $1000 investment. SECOND, with $1000, you should be able to make some VERY good passive income through affiliate marketing. Again, this is something I wasn’t sure I wanted to mention because it takes WORK to get this up and running…but for someone willing to put in that work, it’s absolutely worth it. With affiliate marketing, you spend the time to market someone else’s product and you get paid a percentage of what you bring in. Amazon affiliates is the easiest one…you basically have the entire catalog of amazon to chose from, and you’ll get paid a commission for bringing people to the site when they place an order. But like I said, overall, for passive income - $1000 is the RIGHT amount JUST to get started and to dip your toes in the water to see what it’s all about. It is reported of the sixth Imam Jafar as-Sadiq (a) that the Holy Prophet (S) had said that “Charity in secret, quiets the wrath of God and takes away one’s sin as the water puts out the fire and keeps away seventy kinds of calamities.” Surah Muhammad, 47:36. The life of this world is but a play and a passing delight: but if you believe (in God) and are conscious of Him, He will give you your recompense. And withal, He does not demand of you (to sacrifice in His cause all of) your possessions: Surah Muhammad, 47:37. One of the largest peer-to-peer platforms is LendingClub. In this video I will show you how you can use this platform as an additional investing tool. Lending Club is an online peer-to-peer (P2P) lending platform that takes the banker out of banking. Investors lend money directly to borrowers through the website, enabling both to benefit from the rate of interest established for each loan. And just as important, the entire transaction happens online, eliminating the need for sometimes embarrassing face-to-face meetings common with bank loans. 😳 It’s a win-win as both the investor and the borrower benefit from the LendingClub process. ➡️ There are two ways to invest with LendingClub. Manual investing is where you browse available loans and choose which ones you’ll invest in one at a time. 💻 But you can also use automated investing in which you set investment criteria, and notes are selected automatically based on that criteria. ⁉️ Like any investment there are some risks. It’s important to realize investments held through LendingClub are not bank assets, and as such they are not insured by the FDIC. Individual loans can go into default, and if they do, you will lose that portion of your investment. In addition, a missed payment by a borrower means you will not get the payment on that loan in that particular month. LendingClub does use “best practices” to collect payments from delinquent borrowers, but some will default nonetheless. You can also hold LendingClub investments as part of an individual retirement account (IRA). You can do this through a LendingClub self-directed IRA. LendingClub will pay the annual IRA fee if you open the account with a minimum of $5,000 and keep that balance level for a minimum of 12 months. It is important to research the business and analyze the risk of investing before putting money down. To learn more about how investments generate capital and why an investment might benefit you, read "How Will Your Investment Make Money?" The term investing can also refer to time. For example, you could invest your time in working on a project or mentoring a promising young talent. In both of these situations, the same desired outcome applies as investing money: You're hoping to reap some sort of benefit. This benefit could come in the form of professional success (which can also lead to monetary profit) or the satisfaction of supporting another person. How to Invest? You can make an investment at a bank, with a broker or an insurance company; one can invest directly – via an angel or seed investment in a startup venture – and in several other forms. Having a 3-6 month emergency fund means you won’t have to rely on credit cards to pay your way through an event, you won’t have to sell stocks or other investments to pay for it, and you won’t have to take on high interest debt anytime something happens. SECOND: Roth IRA This is a tax advantaged retirement account that lets you contribute post tax money…meaning taxes have already been taking out of what you earned…and by the time you’re 59.5, all the PROFIT in that account can be accessed completely tax free. THIRD: Traditional 401k This is an account that you invest PRE-TAX money into, and then you’re taxed when you begin withdrawing the money after the age of 59.5. For example, if you invest $500 per month into a 401K, you’ll be taxed as though you make $500 per month LESS on your paycheck. That saves you money upfront, allowing you to invest MORE money than you’d have left over AFTER paying taxes. From my perspective, the 401k really only makes sense in a few scenarios: The first is when your employer offers what’s called a 401K match…this is when they will match your contribution, dollar-for-dollar, up to a certain amount. Essentially, this means you’re doubling your money immediately with zero risk whatsoever. Secondly, a 401k makes sense if you’re in a HIGH tax bracket now…and expect to retire on much less, in a LOWER tax bracket. The variable here is if you end up making more money in retirement, then you’ll pay more in taxes LATER than you would have just paid now. And, if the tax rates go UP in retirement…then you might also pay more. FOURTH: Paying down any high interest rate debt you have. If you invest your money, on average, you’d likely expect about a 6-12% return in a broad index fund…and to do that, you’re taking on some risk that there will be years where you LOSE money. On the other hand, paying down debt is like getting a guaranteed return on your money at whatever interest rate you’re paying. So paying off a 15% interest credit card balance is like getting an immediate, guaranteed 15% return on your money. Same applies to ANY outstanding loan you have. My basic rule of thumb is this: If you’re paying above a 4.5% interest rate on your money, it’s probably best just to pay it off, because you’re getting ABOUT what an investment would generate after taxes. So there’s no downside. FIFTH: Invest in yourself When we look at the ROI of investing $500 per month, in the very beginning, it’s not much. Even at a 10% return within a year, we’re talking about a few hundred dollars. The BEST ROI, however, comes from none other than yourself. YOU have the ability to make a few hundred dollars IN A DAY with the proper education or certification, and especially when your young, making more money can set you up on a completely new trajectory in terms of building wealth. SIXTH: A taxable account By doing this, you can invest $500 per month into individual stocks or index funds you find interesting…you can basically just invest your money normally, without any retirement benefits later on. BUT, by doing this, you’d have access to ALL of your money, anytime you need it, without paying an penalties for cashing out before the age of 59.5 SEVENTH: Start a business That might be enough to buy some basic equipment to get going, it might be enough to get a website built and order inventory, it might be enough to start up a small agency that you can run remotely, it could be enough to even just buy some landscaping equipment and start mowing lawns. When borrowing gets more expensive, you either need to RAISE prices to keep the profit margins the same - which means things get more expensive to you as the customer. Second, we’ve begun seeing the warning signs of the INVERTED YEILD CURVE - which, according to just about every article out there, the inverted yield curve has historically been associated with a high likelihood of upcoming recession. Third, we have the tariffs and the uncertainty surrounding what may or may not happen. And when it comes to investments, the ONE thing all investors dislike is UNCERTAINTY. When people are UNCERTAIN, they don’t invest, they hold cash…and that causes stock prices to fall. And fourth…we’re seeing a slow down in nearly all markets. Here’s what I think is going to happen… First, I’ve noticed QUITE a lot of what I call “gamblers fallacy.” This is the expectation that the market will drop, JUST because we’ve been in the longest bull market in HISTORY and that means it’s “overdue” and more likely to happen. Second, I believe that a lot of our “Recession Talk” is already SOMEWHAT factored into the price. Think of all the people NOT investing right now because they want to wait for lower prices…that is, in itself, self fulfilling and lowering prices. And third…no one, including myself, knows whats going to happen. No ONE. And fourth, you have so many false news articles designed to APPEAR like credible new sources so they get pumped through Facebook and Blogs for the sole purpose of manipulating you into buying their products. Well here’s the reality: First, NO ONE can predict when a recession will happen. We’ve been seeing these articles since 2013 from people who claim the recession is coming any month now. It’s never ending. You’ll read about this one expert predicting something, then another expert predicting something else, and they keep repeating themselves until eventually, one of them is right. Then they use that credibility of being right ONCE to propel them into the next opportunity. Second, it’s important you PREPARE for a recession in ways you can CONTROL: First, you CAN control whether or not you keep a 3-6 month fund in the event you lose your job or something unexpected comes up. This is absolutely ESSENTIAL for you to do. Second, you CAN control whether or not to have too many outstanding debts that might need to be paid down. If you’re over leveraged, or if you have high interest debt, it’s in your best interest to pay those off to free up cashflow in the event of a downturn. Third, you CAN control how much you spend…if you’re spending is too high, it’s important to cut those back so that you can save more money to invest. And when you DO invest, invest long term. Ideally, these are investments you should plan to keep 10-20 years. For me, I see lower prices as an opportunity. And to alleviate some of these concerns, you don’t need to just drop ALL of your money in the market at once…buy a small amount each and every month. This way, if the price goes down..you’re buying in cheaper and cheaper over time. If it goes up, you’re buying in little bit little…and anytime when it comes to investing, slow and steady wins the race. This isn’t about making an immediate 10% profit in a month…this is about investing for your future in a slow, stable way where you don’t feel stressed whether the market goes up or down. And this is with no strings attached…no account minimums, no maximums, no need to make direct deposit every month to quality, no conditions to meet…no waiting list of over 700,000 to join…it’s just open up an account, put your money in, and enjoy a 2% return! Second Bank: American Express Savings They offer the same 2% return just like Ally Bank does. I’ve been an American Express customer since 2012 and AMEX has been nothing but amazing. Their accounts also have no fees, no minimums, and a pretty decent way to get 2% return if you’re already an AMEX customer. Oh, and it’s FDIC insured ;) Third Bank: Capital One 360 They also offer a no fee account that offers 2% interest…but they’re not quite as good because to get the 2%, you need to keep a minimum of $10,000 in your account. So most likely, the other two options are a little better. Fourth Bank: Marcus by Goldman Sachs Right now they offer a slightly better rate than the previous 3, at 2.05% interest! No account minimums and no requirements to meet! Fifth Bank: Synchrony Bank. Pretty much the same as Marcus by Goldman Sachs and they also offer the same 2.05%! Sixth Bank: PNC Bank They offer 2.35% interest. That’s pretty much the highest that I’ve found on a savings account without any account minimum, without any fees, or without any weird deposit requirements, without any waiting lists, and best of all…while still having FDIC insurance! There are several other nation wide banks that offer 2.4%+ interest…although all of them had bad reviews, so I didn’t feel comfortable listing them. - In terms of other banks offering OVER 3% to match or even beat Robinhood…yes, that does exist. There are several other REGIONAL BANKS that offer 3% AND HIGHER if you meet their requirements. Even though you’ll make a bit less than 3%, the result is pretty negligible..the difference of .65% on $20,000 is only $10.83 per MONTH…and for that price, I think getting a better bank with better customer service is totally worth the price. You can also use a few other high interest bank accounts, like Barclays, Sychrony Bank, or American Express Savings…they all currently offer around a 2% return. Second…and this is arguably the most important part of this entire video…when it comes to investing, especially if you’re JUST starting out, is set up a Roth IRA. This is basically an account that you can put money into, and by the time you’re 59.5, you can pull ALL of your profit completely tax free without paying ANY capitals gains tax. Vanguard has a great option for a Roth IRA if you chose to invest with them. Now third, in terms of WHAT to invest in, my BIGGEST recommendation for MOST people out there is to invest in an index fund with a low expense ratio. When people always ask “how can you get an averaged 8% return”…this is pretty much my advice. Long term, historically, over the last century, the stock market has returned about 8% annually, adjusted for inflation, with dividends re-invested. Ok…number 4…and I figured I’d put this here instead of listing it back to back with the Roth IRA…but that’s setting up a Traditional 401k. This is an account where whatever you contribute is deducted from your total taxable income, and you can grow your investment tax free until you take it out at 59.5. This means that you’ll have MORE money to invest because you’re paying LESS in taxes. The “catch,” however, is that you’ll pay taxes on whatever you take out of your account after the age of 59.5. Now number 5…back to investment options. If you want to, or you’re interested in doing a little more work, you can invest in individual stocks. I personally recommend you try to do this within a Roth IRA or 401k to avoid getting taxed on your profits…but this isn’t required. You can just as easily open an account on Robinhood, invest in individual stocks commission free, and reap some pretty great returns. Now Number 6…my favorite…obviously…is investing in real estate Real Estate. Now unfortunately, this is one of those things that you’ll probably need to work up to. Especially if you’re just starting, unless you have a decent amount of money to already work with, I’d probably recommend saving up or investing elsewhere and then coming back to real estate one you have some capital to work with. Typically, you’re going to need about a 15-20% down payment - which could be a lot of money depending on where you’re planning to invest. But real estate is my favorite for a few reasons: The first if that you get immediate cashflow from renting it out. Second, because of all of the tax deductions, most of that income you make is tax free Third, you’re able to BORROW most of the money to buy real estate and slowly pay that off over time Fourth, you’re building up equity as you pay down the loan - so eventually you’ll own it outright And finally, the property is likely to increase in value over time This is why it’s no surprise that 90% of the world’s millionaires are created through investing in real estate…and I’m absolutely no exception! And finally…number 7…drum roll…is investing into a business. And this is probably where you can get the highest return from just about ANYTHING I’ve mentioned so far, or pretty much ANY other investment out there. Now these are just a few ideas for you to go out and consider…some people might say forex trading, swing trading, etc, the list goes on. But as I mention time and time again, the higher the return, the riskier the investment, and that’s absolutely something to take into consideration. Anytime you calculate cashflow, you have what’s called the “gross rent.” This is the TOTAL amount of rent you receive. So if you rent out your house for $2000 per month, that $2000 is the “gross rent” - it’s before all of your expenses. And unfortunately, anytime you own real estate, you have recurring expenses - for instance, you have property taxes. Insurance. Repairs. And at some points there will inevitably be vacancy when the house isn’t being rented, but it’s still costing you money to own. These are inevitable. So the first step when calculating your net cashflow is to DEDUCT all of those expenses from your total rent. So even though you might get paid $2000 per month, after all of those expenses eating into your money, you might now only be left with $1200. Any time you see real estate returns calculated, it’s usually like this - and this is often referred to at the “net operating income.” Total rent, minus all expenses = net income. So you’ll need to understand what property tax rates are in your area, how much insurance roughly costs, how much you can realistically get for rent, and how quick you can generally rent out a unit. One thing not generally included in those calculations is the mortgage payment. This is because mortgages numbers can vary wildly from person to person depending on how much money you put down, how long of a loan you get, and at what interest rate. But, in almost every situation, your mortgage will be an additional expense in addition to the total rent you receive. The second way to make money in real estate is by equity. This means that the value of the property increases because of something you’re doing to it - and there are two ways to make money this way: 1. The first and the most common is by paying down your loan. In most situations, your loan is broken up in two categories: principle and interest. Any time you pay down the loan every month, part of it pays interest on the total balance of the loan, and the other part pays down the balance - that second part is equity in the property. 2. The second way to make money with equity is by actively increasing the value of the home. Often this means remodeling the home or adding square footage. And your equity is the difference between the amount you spent, and the new value of the home after renovations. Doing this is also generally pretty predictable. You can see other properties and what they’re selling for, and as long as you make yours similar to that, all things considered, you should get about the same price - and that’s profit. The third way to make money in real estate is through appreciation - this means that over time, the value of the property goes up in value. This one is highly location dependent - some areas will go up as fast as inflation, just given the cost of materials to build a house get more expensive over time. This is fine, because it means your money doesn’t really lose any value - it’s simply a preservation of wealth. But other areas will go up substantially more depending on the demand for the area, and how much space is available to build. Using a combination of these three can often give you a much, much more accurate idea of your total rate of return much beyond cashflow - and this is how you calculate your returns and evaluate a good deal while owning rental property! Let's whiteboard this showing a case study and then applying the numbers to the compounding interest calculation using our financial calculator. Michelle gave us this transaction where she partnered three IRAs within her family. She had an IRA for her husband, an IRA for herself, and then her 19-year-old daughter. Now you've got to make sure you do this properly. And we have another segment on partnering Multiple IRAs together. But in this transaction they had three IRAs all partnering on a deal to buy a property for $24,000, they bought a rental property for $24,000. At the time of buying it, it had a current value of around $40,000, so they bought it at a discount for 24,000. And the present value calculation or present value figure that I'm using is $8,000 because her daughter put in $8,000 into the deal. So it was a $24,000 property purchase in each party, mom, and dad, and then the 19-year-old daughter with her Roth IRA each put in about $8,000 for the $24,000 purchase. We’re going to start at $8,000 and what we're going to do is we're going to make some assumptions, okay? This is a little bit of a hypothetical example, but we're going to make some assumptions. We're going to say, "Okay, if she consistently makes a 19% return on investment... " Because right now with this rental property as it's cash flowing, the annualized return on investment is at 19%. If we project this out over 20 years, consistently receiving a 19% return on investment, if we go over to this graph here, in her Roth Ira, she will have saved over $308,000. What’s the difference between this Roth in this traditional and then this taxable savings? Well, we have our tax free account. We have our tax deferred accounts such as a traditional IRA. And then of course we have our taxable savings. What do we mean by when we say taxable savings? What we mean by that is if we buy a property, we buy an asset and it's producing income, in a general sense, we have to pay taxes on that income. And there's different tax rates depending on the individual situation, whether it's short term, long term capital gains, ordinary income taxes, and of course the individual themselves in what their current tax rate is. But all in, we're looking at this equation here, our future value compounding interest equation. Future value equals present value times one plus R to the Nth power. That's a number of years. Now, the one variable that we didn't factor into this equation, and most people don't factor in, is taxes. If we factor in taxes using this particular example, and we put in 20%, so if I factor 20% into my future value calculation, that's only $156,000 because each year I'm paying taxes on a percentage of my profits. Therefore, I have less buying power for my next transaction, earning 19% year over year. In a traditional IRA factoring in 20% upon the withdrawal, I’ll have close to $247,000 because tax deferred means eventually when I take the money out, I have to pay taxes. With the Roth IRA, I have over $308,000 close to $309,000. Hypothetical example: We have someone that's interested in lending money with their self directed IRA. I'm going to say that our present value is 50,000. So we're starting with $50,000 and an IRA that's going to be deployed for private lending opportunities. The number of years, I'm going to go ahead and plug in 20 years again. And our return on investment I'm going to say is 12%, all right? I'm going to say 12% return on investment over 20 years starting with $50,000. Let's jump over to our graph. This will be our tax-free Roth IRA or it could be a health savings or a Coverdell Education Savings Account, that's over $540,000 saved. So $540,000 safe. Now, if I look at the tax deferred accounts, traditional accounts, SEP IRA, simple IRA, that's over $432,000. I got to pay some taxes when I take the money out. And then in my taxable account. And I used a 20% tax rate. If I'm lending money not using an IRA, as I'm collecting interest income, I have to pay taxes on that interest income. I will saved over $540,000 if I do it in an IRA. If you just do this single step, you’ll be ahead of 99%. From doing this, you can determine if you’re spending money on things that don’t matter, if you’re making impulse purchases, or if you’re just otherwise wasting money without even realizing it. When you do this, you will find a way to reduce spending without missing anything…you can likely save about 10% of your income just by tracking your expenses, and then reducing spending on the things you don’t even realize. Step Two: Creating a Rainy Day Fund. Every single wealthy person I know has a rainy day fund of AT LEAST 3-6 months worth of expenses. This means that you already know, from tracking your expenses, how much you need to spend every month to live…now save up 3-6 times that amount, in cash. You do not spend this money, EVER, unless you absolutely need to. Step Three: Take advantage of employer sponsored retirement plan matching. This means that if your employer offers a 401k match…ALWAYS TAKE IT. THIS IS FREE, GUARANTEED MONEY. There is no other investment in the history of the world that will give you a risk free, guaranteed 100% return on your money like an employer match. And if you’re self employed, you can make your own employer contributions with a SEP 401K…google that, because that’s a great way to reduce your taxes. Step Four: Pay off high interest rate debt. This means that if you have any outstanding debt over a 5% interest rate, begin PAYING THIS OFF NOW after you have your rainy day fund, and after you’ve got your free employer match. When it comes to paying off debt, there are two strategies to go about this: The first is called the avalanche method, and mathematically, this should leave you with the most money left over as possible. This means you should start paying off the highest interest rate debt you have first, and then once that’s paid off, you to go the next highest interest rate…until it’s all paid off. The second method is the Dave Ramsey approach, and that’s called the snowball method. This means you pay off the smallest balance, first, regardless of interest rates, and then move up to the next largest balance…and the next largest, until you leave the biggest balance for last. The downside, of course, is that you likely end up paying more money in interest and that costs you more in the long run - but if doing this means you pay off debt, I’m all for it. As long as long as you pay off high interest debt. Step Five: Invest in yourself. This could be buying books, this could be learning a new skill, this could be investing back into your business…self education, in my opinion, is absolutely vital at this stage. If you’re in a position RIGHT NOW where you’ve already done as much as you can, and you don’t have any money left over after doing all of this..then there’s no way around it, you’ve gotta work to increase your income. Step Six: Invest in a Roth IRA. This is an account that allows you to invest your after-tax money, and when you’re 60, all the profit you make in that account is completely TAX FREE…this means that you can get decades of investment growth and compound interest working on your side that you don’t have to pay tax on. This means that you have your brokerage account where you just trade stocks in, maybe you buy some real estate, maybe you spend some money starting a business…from this point on, it’s really about just doing what you can to increase your income even further and build up your net worth. They’re pretty much offering YOU the opportunity to be the bank for someone else, and get paid back that interest. However, these are my concerns: First: Fees. As an investor, lending club charges a 1% fee on any payments you receive from the borrower…so already, whatever return you WERE getting, is now reduced by 1%. Second: Defaults. If a borrower DOES NOT pay their loan, lending club charges a 40% fee on any amounts collected on a delinquent loan that went to litigation. According to them, they have an approximate default rate of about 7.8%. And keep in mind since the borrowers agreement is between themselves and lending club…not YOU and the borrower…you can’t do anything about it. You have no recourse. Third: Lack of liquidity. Once you invest in a note, technically you’re tying up your money for 3-5 years until that loan matures…and that also assumes the borrower pays off the loan in time. If you need your money sooner, you’re forced to sell your loans on the secondary market…usually for a steep discount, Fourth: Taxes then become an issue because your returns are seen by the IRS as ORDINARY INCOME, meaning they’re taxed at your highest marginal tax rate. And depending on how much you make, this could be a lot. Compare this to long term capital gains, which for most people is just a flat 15%. Fifth: Risk of analyzing borrowers. Many P2P sites assume no risk in analyzing the credit worthiness of the borrowers. And this seems like people can easily take advantage of this. Sixth: Default rates like this will ABSOLUTELY be going up if the economy begins to decline. The FIRST THINGS people stop paying is unsecured debt, like personal loans and credit cards…This leads me to think that whenever our economy begins to falter, the returns you’ll see on peer to peer lending websites will drop substantially, and at a time when you’ll WANT to have access to your money to invest in other opportunities, but you can’t because your money is tied up on these websites. It’s for all of these reasons, you should do your own research to determine if peer to peer lending is right for you. Let this passive income become the alternative to your “income from a job”. Will it be easy? Yes, it will be easier than the other options. Let’s begin by asking a simple question…. What is your alternative to the “income from a job”? What is the alternative to our salary income? Let me rephrase my question. How dependent we are on our salary income? Do we ask these questions to ourselves? Have we ever done our maths to quantify our dependency on salary income? Probably no. Why? Because somewhere we already know the answer. The dependency is 100%. This is what is most frightening, right? What happens if we lose our job? How to run a family? The money will come from where? These questions create stress. And there are no easy answers. Why? Because becoming financially independent has no shortcuts. What is financial independence? That stage of life where you are no more dependent on your job to manage your living. Your passive income generates enough cash, which in turn will take care of your daily expenses. You are free. How passive income makes one free? After all, this is also a form of income. People must work to generate passive income as well? No, passive income yields on its own. let us take this pledge: “No matter how difficult it will be to face the reality, but I will try to quantify my dependency on the job”. How to do it? Approximately ten years back, I did this exercise for myself. The result was only expected: Total Monthly Expense: 100%. Income from Job: 115%. Passive Income: 1%. I had virtually zero passive income. Means, I was almost completely (99%) dependent on my salary income to manage my living. Had I lost a job at that time, I would have been on the road. But that day, I decided to start building an “alternative income” for myself. Today after almost 10 years, I am free from my job. So is this an example of “getting financially independent” in 10 years? No, because I am not financially independent. I still have to work to earn my living. But I have taken the first step. What was the first step? Getting myself rid of the job. Today I make my living by doing something I love to do. These days, my passion makes money for me. This is the first step. That's a job. My rich dad on the other hand always says work for assets. There are basically 4 asset classes that makes a person rich. Number 1 is Business. The richest young guys today start companies. Some great examples of this are Facebook, Google, Apple, etc. Number 2 is real estate. What my rich dad taught me is the combination of being an entrepreneur in business and an entrepreneur in real estate. Now due to this combination, I pay no tax and I make a lot more money. The 3rd asset is Paper. Savings in gold, papers like stocks bonds mutual funds are liquid. You make a mistake, you can get in and out real quick. The last asset is Commodities and this is why I own oil because in the U.S. if you deal in oil, you get tax breaks.
