How To Invest in 2019 (How ANYONE can be RICH)

16:55
Here’s a step by step guide of How to Invest in 2019 and the basic strategies to begin investing and growing your wealth - enjoy! Add me on Instagram/Snapchat: GPStephan Join the private Real Estate Facebook Group: https://www.facebook.com/groups/therealestatemillionairemastermind/ Get $50 off for a LIMITED TIME with code ThankYou50 - The Real Estate Agent Academy: Learn how to start and grow your career as a Real Estate Agent to a Six-Figure Income, how to best build your network of clients, expand into luxury markets, and the exact steps I’ve used to grow my business from $0 to over $125 million in sales: https://goo.gl/UFpi4c First, for those just looking for a basic place to put their money, we have the almighty Ally Bank Savings Account that currently offers a 2% interest rate. You can also use a few other high interest bank accounts, like Barclays, Sychrony Bank, or American Express Savings…they all currently offer around a 2% return. Second…and this is arguably the most important part of this entire video…when it comes to investing, especially if you’re JUST starting out, is set up a Roth IRA. This is basically an account that you can put money into, and by the time you’re 59.5, you can pull ALL of your profit completely tax free without paying ANY capitals gains tax. Vanguard has a great option for a Roth IRA if you chose to invest with them. Now third, in terms of WHAT to invest in, my BIGGEST recommendation for MOST people out there is to invest in an index fund with a low expense ratio. When people always ask “how can you get an averaged 8% return”…this is pretty much my advice. Long term, historically, over the last century, the stock market has returned about 8% annually, adjusted for inflation, with dividends re-invested. Ok…number 4…and I figured I’d put this here instead of listing it back to back with the Roth IRA…but that’s setting up a Traditional 401k. This is an account where whatever you contribute is deducted from your total taxable income, and you can grow your investment tax free until you take it out at 59.5. This means that you’ll have MORE money to invest because you’re paying LESS in taxes. The “catch,” however, is that you’ll pay taxes on whatever you take out of your account after the age of 59.5. Now number 5…back to investment options. If you want to, or you’re interested in doing a little more work, you can invest in individual stocks. I personally recommend you try to do this within a Roth IRA or 401k to avoid getting taxed on your profits…but this isn’t required. You can just as easily open an account on Robinhood, invest in individual stocks commission free, and reap some pretty great returns. Now Number 6…my favorite…obviously…is investing in real estate Real Estate. Now unfortunately, this is one of those things that you’ll probably need to work up to. Especially if you’re just starting, unless you have a decent amount of money to already work with, I’d probably recommend saving up or investing elsewhere and then coming back to real estate one you have some capital to work with. Typically, you’re going to need about a 15-20% down payment - which could be a lot of money depending on where you’re planning to invest. But real estate is my favorite for a few reasons: The first if that you get immediate cashflow from renting it out. Second, because of all of the tax deductions, most of that income you make is tax free Third, you’re able to BORROW most of the money to buy real estate and slowly pay that off over time Fourth, you’re building up equity as you pay down the loan - so eventually you’ll own it outright And finally, the property is likely to increase in value over time This is why it’s no surprise that 90% of the world’s millionaires are created through investing in real estate…and I’m absolutely no exception! And finally…number 7…drum roll…is investing into a business. And this is probably where you can get the highest return from just about ANYTHING I’ve mentioned so far, or pretty much ANY other investment out there. Now these are just a few ideas for you to go out and consider…some people might say forex trading, swing trading, etc, the list goes on. But as I mention time and time again, the higher the return, the riskier the investment, and that’s absolutely something to take into consideration. Part of the "Economics USA" series. In response to rising interest rates in the 1970s, the Maryland legislature raised usury ceilings so that more home loans would be available. Also, in December of 1980, Apple Computers went public, affirming four years of hard work with substantial compensation for its founders. Finally, pharmaceutical companies invest millions in bringing new drugs to market. How much profit do they get in return? These stories exhibit economic reasons for interest payments and how investments in facilities and equipment are related to interest rates and expected profits on investment. investing 101, investing overview, basics, and best practices

01:30:40
investing 101, investing overview, basics, and best practices. What is 'Investing'? Investing is the act of committing money or capital to an endeavor (a business, project, real estate, etc.), with the expectation of obtaining an additional income or profit. Investing also can include the amount of time you put into the study of a prospective company. income that results from investing can come in many forms, including financial profit, interest earnings, or the appreciation of the asset. Investing refers to long-term commitment, as opposed to trading or speculating, which are short-term and often deal with heavy turnover and, consequently, a higher amount of risk. Intelligent investing is key to building wealth. Investing always contains risk as the business you invest in could go down in value or even close down completely. It is important to research the business and analyze the risk of investing before putting money down. To learn more about how investments generate capital and why an investment might benefit you, read "How Will Your Investment Make Money?" The term investing can also refer to time. For example, you could invest your time in working on a project or mentoring a promising young talent. In both of these situations, the same desired outcome applies as investing money: You're hoping to reap some sort of benefit. This benefit could come in the form of professional success (which can also lead to monetary profit) or the satisfaction of supporting another person. How to Invest? You can make an investment at a bank, with a broker or an insurance company; one can invest directly – via an angel or seed investment in a startup venture – and in several other forms. In many cases, institutions pool investment money from several individuals to make more large-scale investments, such as a majority stake in a company in order to gain more voting rights. Each individual investor can continue to hold a claim on the portion of the larger investment in some cases. Brokers handle orders for many public company stocks in exchange for a fee or commission. If you want to try your hand at investing but don't know where to start, read "Investing 101: A Tutorial For Beginner Investors." Types of Investment While a fixed income investment refers to an opportunity that brings in a set amount of interest income on a regular basis, such a bond or preferred share of a company, investments also take the form of common equity stakes. Both preferred and common company shares are forms of corporate ownership in publicly traded companies. In private equity, forms of investment also include equity stakes; however, these stakes are not traded on a public exchange.

There’s not many things that excite me more (with the exception of In-N-Out Burgers 🍔) than seeing a young investor get started for the first time. The fact that this investor was the ripe age of 16 makes it that much more exciting. Now you might also be thinking, “I'm not 16 years old, Jeff. I'm about 10 years from retirement.” I feel you. Instead of giving up, there's so much you can do to better your finances. I encourage you to invest something – what you reasonably can – toward a better future. $5500 per year to tax-free Millionaire: Why you need a Roth IRA

12:55
This is one of those things I wished I would’ve learned and had done when I was younger - open up a Roth IRA retirement account. And because it saves you from paying taxes on your earnings and profits later on, I’m all about it. So this is what a Roth IRA is and this is why it’s so important to have one! Click “SHOW MORE” to read my full thoughts. Also feel free to add me on Snapchat / Instagram: GPStephan So here’s what it is - and because this confused me when I was younger, I’ll break it down as simple as possible. A Roth IRA is a type of investment account that you can set up where you invest your money today - up to $5500 per year with no immediate tax deductions - and can pull out your profits and earnings tax free when you’re 59.5. That means you pay NO TAX on YEARS of compounded interest and earnings. Your tax free profits just makes you MORE tax free profits. And it snowballs into a LOT of money. This is best done when you’re young for a few reasons…the money you invest in a Roth IRA is done post tax, which means taxes are already taken out of the money that you earn at the time you invest it. So if you make $20,000 from a job, you might be left with only $17,000 after paying taxes…so this $17,000 is now “post tax” money. The reason is best when you’re young is that chances are, you’re not earning a ton of money compared to what you WILL be earning. When you’re earning a lot of money, it’s about reducing what you owe in taxes because the more money you make, the more money you’re generally taxed. When you’re not earning a lot of money, you’re already in a lower tax bracket, so it’s advantageous to take advantage of that and pay the taxes now to invest - because in the future, you’ll hopefully earn a lot more money. Especially if you’re 18-30 and not earning a lot of money, this is PERFECT for you. When you start earning more money, there are other accounts that might make more sense for your situation. So here’s what I would do: If you’re under the age of 18 and have a job that you’re making money with, you can ask your parents to open a Roth IRA account for you. From there, you contribute money you’re making from your job - keep in mind you cannot contribute more than you earn, so if you earn $1000 that year, you can only contribute $1000. If you’re over the age of 18, right after this video is done, just go online and sign up for a Roth IRA. I use Vanguard and they’re awesome, many people use Charles Schwab or Fidelity - just make sure the account has low fees. You can contribute up to $5500 of earned income every year - if you make too much money, you can look into doing a backdoor Roth IRA contribution. I recommend putting in as much as you can afford and forgetting about it. The advantage is that since there’s compounded interest, the sooner you put your money in, on average, the more you’ll have by the time you retire. Is this a boring investment strategy? Yes. But it’s effective. I recommend just doing this on the side with what you can afford, while continuing to invest elsewhere or investing in yourself. Just to give you some ideas, if you invest $1000 per year at 18 and retire at 60, you’ll have $264,000…of that, you only contributed $43,000 over 42 years, meaning you just made $221,000 of tax free money. If you invest $2000 per year at 18, same situation as above, you’ll have invested $86,000 and made $444,000 of tax free money. If you invest the maximum right now of $5500 per year at 18 years old, you’ll have invested $231,000 and made over $1,200,000 in tax free money. If you just do $5500 per year at 18 years old, you can retire a millionaire without doing anything else. This average figure includes inflation, by the way. I hope this video helps and that this sets you up for future financial independence. How to Invest: Top 9 Ways to Invest $10,000 💰(real life strategies)

33:48
Do you remember the first time you wrote a check for $100? What about your first $1,000 check? I bet you weren't wondering how to invest $1,000 dollars then, were you? Even better, your first $10,000 check? The first time I wrote a check for $10,000 was to pay off my student loan debt. That was, by far, the best check I ever wrote! For me the choice was clear, but where to put an extra $10,000 isn't always an easy decision. I'm here to help! Here are 9 great ideas on how to smartly invest $10,000. ▶︎1. Stock Market (5:26) If you want to put your money into a virtual autopilot situation, a robo-advisor may be exactly what you’re looking for. What is a robo-advisor? It’s an online investment management platform, often referred to as a robo advisor, because everything is handled automatically for you. ✅Open an Account at Betterment here: https://www.goodfinancialcents.com/resources/betterment-youtube-invest-10k.php ▶︎2. Buying Individual Stocks (9:19) You can open an online discount brokerage account through companies like TD Ameritrade and Ally Financial. ✅TD Ameritrade https://www.goodfinancialcents.com/resources/tdameritrade-youtube-invest-10k.php ✅Ally Financial https://www.goodfinancialcents.com/resources/ally-youtube-invest-10k.php ▶︎3. Tax-free goodness - Roth IRA (11:42) You can only put $5,500 in for yourself, but you could also put in $5,500 for your spouse. Learn more about how to become a Roth IRA Millionaire here: https://youtu.be/Cy8EsjQyREo ▶︎4. Peer to Peer Lending (12:13) If you prefer fixed income investments to equities, peer-to-peer lending offers an opportunity to earn interest rates that are well above average. There are various peer-to-peer lending sites on the web already, the two I recommend are Lending Club and Prosper. Open an an account with Lending Club here: ✅https://www.goodfinancialcents.com/resources/lendingclub-youtube-invest-10k.php Prosper here: ✅https://www.goodfinancialcents.com/resources/prosper-youtube-invest-10k.php ▶︎5. Real Estate (14:14) Real estate is an excellent investment, no doubt about it. But $10,000 isn’t enough to make a down payment on the purchase of an investment property these days but that doesn’t mean that you can't invest in real estate. 🏡If you don't want to manage properties and still make money from real estate, check out Fundrise: https://www.goodfinancialcents.com/resources/fundrise-youtube-invest-10k.php ▶︎6. Annuity (20:55) You guys know I am not crazy about annuities 😆, but there are some instances where they are the better choice. If you are 5-10 years away from retirement, this may be the perfect opportunity for you to invest in some safe retirement opportunities. ▶︎7. Invest in a Business (23:15) This is yet another example of investing in yourself. By starting your own business, you put yourself in a position to take maximum advantage of your knowledge, skills and abilities. Thanks to the Internet, it’s very possible to start your own business with just a few thousand dollars. ▶︎8. Coaching Programs (26:46) When we think of investing, we generally think of putting money into assets with the hope of getting a return on the investment. Anything that you can do to improve your knowledge and skills – that will either enable you to live better, or to earn more money – is a true investment. One of the ways to do this is to put some of your money into coaching programs. ▶︎9. Cryptocurrency (30:14) Yes I finally did it- I invested some money in Bitcoin. Give a couple of these a try and see if they'll work for you! Billionaire Advice on Investing for High Returns

13:03
This video features the investing philosophy of billionaire Stanley Druckenmiller. After listening to Stanley's approach to investing, five characteristics of his high-returns approach are discussed as they relate to all investors. Specific focus is then given to how this investing approach is fitting and necessary for those seeking to invest in natural resources. Stanley Druckenmiller: "My idea of risk control is a little non-conventional. I like putting all my eggs in one basket and then watching the basket very carefully…At most business schools they teach, I think, a lot of nonsense called risked-adjusted return and diversification. As a money manager, if you look at a normal portfolio most people will make 70-80% of their money that year on 2-3 ideas even though they will have 30-40 things in their portfolio. My concept was to put into those 2-3 ideas I have the most conviction in. I was also lucky to travel across asset classes so I traded commodities, currencies, bonds and equities. And it gave me the discipline if I didn’t have a good idea in equities, I was happy to have no equities or the same thing with bonds. So when you have a quiver with a bunch of arrows you can usually find something to put a lot of money into. The only other thing I’d say is that too many investors look at the present. The present is already in the price. You have to think out of the box and sort of visualize 18-24 months from now and what the world is going to be and what securities might trade at. What a company has been earning does not mean anything. What you have to look at is what people think it is going to earn and if you can see something (in) two years that is going to be entirely different than the conventional wisdom. That’s how you make money. My first boss used to say, “the obvious is obviously wrong.” If you invest in conventional wisdom you are going to lose your butt." Five Qualities: 1) Self-Directed 2) Contrarian 3) Strategic and Focused 4) Disciplined 5) Identifies Opportunities through Forward-Thinking Sign up for our free newsletter and receive interview transcripts, stock recommendations and investment ideas: http://eepurl.com/cHxJ39 The content found on MiningStockEducation.com is for informational purposes only and is not to be considered personal legal or investment advice or a recommendation to buy or sell securities or any other product. How To Prepare For The 2020 Recession

14:16
Lets talk about a potential recession, what might happen, and how you can best prepare - enjoy! Add me on Instagram: GPStephan - Avocado Toast Merch: https://bit.ly/2DhFyo3 GET $50 OFF FOR A LIMITED TIME WITH COUPON CODE: THANKYOU50 The Real Estate Agent Academy: Learn how to start and grow your career as a Real Estate Agent to a Six-Figure Income, how to best build your network of clients, expand into luxury markets, and the exact steps I’ve used to grow my business from $0 to over $125 million in sales: https://goo.gl/UFpi4c Join the private Real Estate Facebook Group: https://www.facebook.com/groups/therealestatemillionairemastermind/ So first, lets talk about what’s influencing the market and what factors we should be made aware of: The first is rising interest rates: This means that the cost of borrowing money is expected to INCREASE over the next few years. When borrowing gets more expensive, you either need to RAISE prices to keep the profit margins the same - which means things get more expensive to you as the customer. Second, we’ve begun seeing the warning signs of the INVERTED YEILD CURVE - which, according to just about every article out there, the inverted yield curve has historically been associated with a high likelihood of upcoming recession. Third, we have the tariffs and the uncertainty surrounding what may or may not happen. And when it comes to investments, the ONE thing all investors dislike is UNCERTAINTY. When people are UNCERTAIN, they don’t invest, they hold cash…and that causes stock prices to fall. And fourth…we’re seeing a slow down in nearly all markets. Here’s what I think is going to happen… First, I’ve noticed QUITE a lot of what I call “gamblers fallacy.” This is the expectation that the market will drop, JUST because we’ve been in the longest bull market in HISTORY and that means it’s “overdue” and more likely to happen. Second, I believe that a lot of our “Recession Talk” is already SOMEWHAT factored into the price. Think of all the people NOT investing right now because they want to wait for lower prices…that is, in itself, self fulfilling and lowering prices. And third…no one, including myself, knows whats going to happen. No ONE. And fourth, you have so many false news articles designed to APPEAR like credible new sources so they get pumped through Facebook and Blogs for the sole purpose of manipulating you into buying their products. Well here’s the reality: First, NO ONE can predict when a recession will happen. We’ve been seeing these articles since 2013 from people who claim the recession is coming any month now. It’s never ending. You’ll read about this one expert predicting something, then another expert predicting something else, and they keep repeating themselves until eventually, one of them is right. Then they use that credibility of being right ONCE to propel them into the next opportunity. Second, it’s important you PREPARE for a recession in ways you can CONTROL: First, you CAN control whether or not you keep a 3-6 month fund in the event you lose your job or something unexpected comes up. This is absolutely ESSENTIAL for you to do. Second, you CAN control whether or not to have too many outstanding debts that might need to be paid down. If you’re over leveraged, or if you have high interest debt, it’s in your best interest to pay those off to free up cashflow in the event of a downturn. Third, you CAN control how much you spend…if you’re spending is too high, it’s important to cut those back so that you can save more money to invest. And when you DO invest, invest long term. Ideally, these are investments you should plan to keep 10-20 years. For me, I see lower prices as an opportunity. And to alleviate some of these concerns, you don’t need to just drop ALL of your money in the market at once…buy a small amount each and every month. This way, if the price goes down..you’re buying in cheaper and cheaper over time. If it goes up, you’re buying in little bit little…and anytime when it comes to investing, slow and steady wins the race. This isn’t about making an immediate 10% profit in a month…this is about investing for your future in a slow, stable way where you don’t feel stressed whether the market goes up or down. Money and Finance: Crash Course Economics #11

10:36
So, we've been putting off a kind of basic question here. What is money? What is currency? How are the two different. Well, not to give away too much, but money has a few basic functions. It acts as a store of value, a medium of exchange, and as a unit of account. Money isn't just bills and coins. It can be anything that meets these three criteria. In US prisons, apparently, pouches of Mackerel are currency. Yes, mackerel the fish. Paper and coins work as money because they're backed by the government, which is an advantage over mackerel. So, once you've got money, you need finance. We'll talk about borrowing, lending, interest, and stocks and bonds. Also, this episode features a giant zucchini, which Adriene grew in her garden. So that's cool. I found the MOST PROFITABLE Savings Accounts (It’s not Robinhood)

13:23
After reading all the interest about Robinhood’s 3% Checking Account, I did some research and found the BEST Savings accounts that offer the highest interest…FDIC insured ;) Enjoy! Add me on Snapchat/Instagram: GPStephan Join the private Real Estate Facebook Group: https://www.facebook.com/groups/therealestatemillionairemastermind/ GET $50 OFF FOR A LIMITED TIME WITH COUPON CODE: THANKYOU50 The Real Estate Agent Academy: Learn how to start and grow your career as a Real Estate Agent to a Six-Figure Income, how to best build your network of clients, expand into luxury markets, and the exact steps I’ve used to grow my business from $0 to over $125 million in sales: https://goo.gl/UFpi4c First Bank: Ally Bank As of mid December 2018, they offer a 2% annual return on your money in their online savings account. And this is with no strings attached…no account minimums, no maximums, no need to make direct deposit every month to quality, no conditions to meet…no waiting list of over 700,000 to join…it’s just open up an account, put your money in, and enjoy a 2% return! Second Bank: American Express Savings They offer the same 2% return just like Ally Bank does. I’ve been an American Express customer since 2012 and AMEX has been nothing but amazing. Their accounts also have no fees, no minimums, and a pretty decent way to get 2% return if you’re already an AMEX customer. Oh, and it’s FDIC insured ;) Third Bank: Capital One 360 They also offer a no fee account that offers 2% interest…but they’re not quite as good because to get the 2%, you need to keep a minimum of $10,000 in your account. So most likely, the other two options are a little better. Fourth Bank: Marcus by Goldman Sachs Right now they offer a slightly better rate than the previous 3, at 2.05% interest! No account minimums and no requirements to meet! Fifth Bank: Synchrony Bank. Pretty much the same as Marcus by Goldman Sachs and they also offer the same 2.05%! Sixth Bank: PNC Bank They offer 2.35% interest. That’s pretty much the highest that I’ve found on a savings account without any account minimum, without any fees, or without any weird deposit requirements, without any waiting lists, and best of all…while still having FDIC insurance! There are several other nation wide banks that offer 2.4%+ interest…although all of them had bad reviews, so I didn’t feel comfortable listing them. - In terms of other banks offering OVER 3% to match or even beat Robinhood…yes, that does exist. There are several other REGIONAL BANKS that offer 3% AND HIGHER if you meet their requirements. The full list can be seen here: https://www.doctorofcredit.com/high-interest-savings-to-get/ So while Robinhood seems like the BEST option in terms of no fees, no requirements, and no minimums to make 3%, it MIGHT not be worth the risk if they don’t have SIPC insurance confirmed. And this video is really about just giving you some other ideas and options besides Robinhood. Even though you’ll make a bit less than 3%, the result is pretty negligible..the difference of .65% on $20,000 is only $10.83 per MONTH…and for that price, I think getting a better bank with better customer service is totally worth the price. So I hope this video was able to give you some solid options to think of! EBIT and EBITDA explained simply

06:19
What do EBIT and EBITDA mean? How to calculate EBIT and EBITDA? Why are the financial metrics EBIT and EBITDA important to measure the financial success of a company? Why do some companies use EBIT (Earnings Before Interest and Taxes) and others EBITDA (Earnings Before Interest, Taxes, Depreciation and Amortization)? What is the purpose of the financial statements of a company: income statement, balance sheet, and cash flow statement? What are EBIT and EBITDA used for in business? Both EBIT and EBITDA are measures of profitability, along with terms like gross profit and net income. They are reported in the income statement (or "Profit & Loss statement", "P&L"), an overview of the profit or income that you generate during a period. To calculate EBIT and EBITDA, many companies would present their income statement in the following way: Revenue minus Cost Of Sales equals Gross Profit. Gross Profit minus S,G&A and R&D equals EBITDA. EBITDA minus Depreciation & Amortization equals EBIT. EBIT minus Interest and Taxes equals Net Income. Please be aware that different companies use different terminology, so what you see here might be different from what your company is using. EBIT is Earnings Before Interest and Taxes. Interest is excluded, as it depends on your financing structure. How much did you borrow, and at what interest rate? Taxes are excluded, because it depends on the geographies that you work in. EBITDA is Earnings Before Interest, Taxes, Depreciation and Amortization. Just like EBIT, it excludes Interest and Taxes. Furthermore, depreciation and amortization are excluded, because they depend on the historical investment decisions that a company has made, not the current operating performance. EBITDA is a meaningful metric for capital-intensive industries. In the video, we look at an example of using EBIT and EBITDA in financial reporting, by reviewing the 2015 annual report of the Maersk Group (CPH: MAERSK-B), a company headquartered in Denmark and operating globally. What do business and finance people use EBITDA for? Besides being a metric to represent ongoing operating performance, it is often mentioned as part of M&A (or Mergers & Acquisitions) news. A quick-and-dirty way to calculate the value of a company is by using a multiple of EBITDA. This can help you to get to a ballpark number, but I would advise to always do a more thorough analysis and a more thorough valuation of a company, as there are a lot of “ifs” connected to using an EBITDA multiple… you are assuming the profitability and the industry does not change, you exclude the impact of working capital (which could go up dramatically for a fast-growing company), and you exclude the cash that you need for capital expenditures on an ongoing basis for the company. How To Make $1,000,000 In Real Estate

These are the exact strategies I used to accumulate $4 million in real estate in just 7 years, and exactly how you can make money renting properties - enjoy! In real estate, you’ll find properties that sometimes go un-noticed…maybe they’re not properly advertised, maybe the the property is in disrepair, or maybe the seller under-priced it because they NEED to sell it immediately - and that’s where you come in. In real estate, it’s very well possible to find a property worth $100,000 - and buy it for $80,000. To you, that’s an extra $20,000 worth of value for just buying the home in the first place. Step two: Fix it up to increase profits. With every property I purchased, I’ve found a way to fix it up to INCREASE the value…real estate investing gives you the full control to fully analyze a deal and determine how much money is to be made, EVEN BEFORE YOU BUY IT. And when doing this, it all comes down to understanding value and how estimating how much it’ll be worth with the renovations you do. Step three: Leverage your money Now when it comes to buying something, the good news is that YOU don’t even need to use all of your own money…you borrow most of it from someone else, instead! AND THE INTEREST YOU PAY IS DEDUCTIBLE AGAINST YOUR RENTAL INCOME! Step four: long term appreciation Over the long term, your property should go up in value as demand increases…and this means your property is worth MORE than you bought it for. BUT, because your loan amount stays the same - this means you “profit” the difference. Step five: CASHFLOW You can invest your money and get paid back profit every single month as your tenant pays you rent. This was also the reason I started investing in real estate in the first place… I just wanted a stable income I didn’t have to actively work for, and I wanted it to be fairly passive…and real estate was perfect for this. The more money you have invested in real estate, the more cashflow you get, the more cashflow you get, the more real estate you can get, which means the more cashflow you get. It’s quite nice. Step Six: Depreciation This is a tax-loss strategy where you can depreciate the cost of the property over 27.5 years against your rental income to show on paper that you’re taking a loss, even though you make money. This is something that you can’t really do with any other asset out there, and this is why so many large investors prefer to put their money in real estate over just about anything else. Step Seven: 1031 Exchange This is when you can sell your property, and then roll that money into ANOTHER property and avoid paying taxes on profit. Another tax-avoidance option is to take advantage of the Home Sale Tax Exclusion. This means that if you live in a home as a PRIMARY residence for at least 2 of the last 5 years, you’re tax exempt from the first $250,000 worth of PROFIT as a single person, or $500,000 if you’re married. Step Eight: Cash out refinance or HELOC A HELOC is basically like using your home as a credit card…if you want to use $25,000 to go and buy a model 3 Tesla, you can “borrow” from your house and then pay it back. It’s just like having access to your money, except you’re just shifting it from one asset to another. Or a cash-out refinance, which is where you literally can take out CASH from your property - completely tax free - and then pay it back in the form of a slightly larger mortgage payment. And it’s by using these strategies that can help you accumulate $1,000,000 or MORE in real estate with patience, understanding of the markets, and a long term investing outlook! Why You Should Not Invest in Peer to Peer Lending | BeatTheBush

10:13
With Peer to Peer lending, there are some risks they are not telling you. First, there is the liquidity issue where your money is essentially trapped in a loan for 3-5 years. The current aggregated default rate is variable and is dependent on the well being of the economy which could fluctuate. The returns are not guaranteed and the default rate could spike resulting in a loss rather than the paltry 6-9 percent of advertised gains. Second, the borrower is not ultimately responsible to pay you back but rather pay the intermediate company. This create some pretty peculiar situations if the company becomes insolvent. . [Robert Kiyosaki] 4 Assets that make people Rich

02:53
Subscribe for more great videos, or check out: www.SRPL.net ========================== My poor dad always told me to me go to school and get a high-paying job. That’s not creating wealth. That's a job. My rich dad on the other hand always says work for assets. There are basically 4 asset classes that makes a person rich. Number 1 is Business. The richest young guys today start companies. Some great examples of this are Facebook, Google, Apple, etc. Number 2 is real estate. What my rich dad taught me is the combination of being an entrepreneur in business and an entrepreneur in real estate. Now due to this combination, I pay no tax and I make a lot more money. The 3rd asset is Paper. Savings in gold, papers like stocks bonds mutual funds are liquid. You make a mistake, you can get in and out real quick. The last asset is Commodities and this is why I own oil because in the U.S. if you deal in oil, you get tax breaks. So oil is very profitable. ========================== Subscribe for more great videos, or check out: www.SRPL.net
